We were extremely fortunate to find Craig through Bramlett Residential Real Estate and after our first meeting we know Craig would be our realtor to sell our home. Craig know the Allandale neighborhood and the area around Shoal Creek Blvd. Craig is knowledgeable, professional and driven. We moved out-of-state and needed to sell our Austin property quickly. The market was soft and the house needed some major repairs. We never could have done it all without Jeremy Vandermause. From our first zoom meeting, we knew we found the best realtor who could help us navigate all the bumps and hurdles that go along with real estate transactions. Jeremy brought contractors and landscapers on board and kept on top of their progress. We were impressed with his marketing strategies, as we had a surprisingly high number of showings during the slowest time of year for sales. Eric has been a great help for me with my central Austin property for a number of years. His expert knowledge of the area has been extremely helpful for me in evaluating the best use of the house, including whether to rent it, how much to rent it for, whether to develop it into multi-family condos, etc. The property is in Barton Hills, so finding its highest & best use wasn't cut & dry. I've been approached by developers who want to build condos & I have a tenant who wants to stay in the property. Without Eric, I wouldn't know what either scenario would really look like, but through his guidance I've been able to develop a long term strategy that best fits my goals. I've turned to Eric to help determine the fair market value of the property in its current condition, what it would be as developed, and what its fair market rental value is. Eric has helped me put together a lease for the property and gives his honest advice on my best options. Eric is unique in that he really and truly gives you his honest opinion and good advice. I find that many people in the real estate business are out for themselves, and I don't feel that way with Eric at all. As a result, I've been able to maximize the profitability of the property. I was contacted by the realtors that promise they'll buy your home if they can't sell it. Of course they will! But at what price? Heck, I'll buy your home if it doesn't sell. You get the point. Eric puts a ton of work into selling a home. Professional photos really make a big difference. Postings on all the real estate websites, etc. And the list goes on and on. I had the pleasure of working again with Eric directly to sell my condo in December 2019, and I'm pleased to report that Eric did a phenomenal job in making sure that my condo sold quickly and above list--in one of the slowest months of the year. Eric and his team helped set the stage for success in a number of ways, so let me list them. - He covered a staging consultation where I was told what I needed to hear - I had way too much stuff in my place. I followed the resulting staging checklist, and I couldn't believe how much better my place looked (I intend on hiring his stager to do some consultation at my new place!) - He hired an amazing photographer to ensure my home was framed in the best possible way - He's built a customized software setup to stay proactive and ensure that no detail is missed in the complex staging process - He isn't helping you by himself; he has a small army of assistants that make sure every logistical detail happens with minimal effort. To give you an idea of how easy he made things, I was on a cruise right before my house listed, and he was even able to help arrange a make ready service and cleaning service in my absence. You might even say I felt I could put things on cruise control with him in charge. To bring this review to a close, I wholeheartedly recommend Eric and his team to anyone buying and/or selling in the Austin area--they've got a lot to offer!
I just want to reiterate what an excellent job Eric did selling our house. I've sold houses in the past and the agents have always just given blanket advice, snapped some pics, listed the house, and waited. My experience with Eric was so much better. You can tell he knows what he's doing and has listed and sold a lot of houses. His stager gave us a very thorough consultation, we spent a week or so preparing the house, and he sent in an awesome photographer. The listing looked phenomenal. We had an offer within a couple of days, but it wasn't full price. Eric helped us negotiate it up to full price (only a few thousand up, but it mattered to us!) He was always there to answer our calls. We couldn't have asked for more.
We engaged Eric Bramlett to sell our Austin property after a previous agent not only failed to sell the property for more than a year but also made a huge mess of everything (including the property). Eric sold the property in less than 3 months. Being out of the state ourselves, we relied on Eric heavily in overseeing the property as well as the sale process. Eric was consistently responsive to our every request, including some that aren't strictly his responsibilities as our realtor. For example, he found a contractor to do repairs on the house, coordinated with our landscaper on taking care of the lawn, and sent people to check on the house when the neighborhood was flooded. Eric handled every problem and crisis promptly and competently.
