I've hired Eric to sell 2 properties in Austin. I first hired him in 2010 to sell an investment condo in Travis Heights and again to sell my own home in Travis Heights in 2012. While there were the inevitable bumps in the road in each listing, Eric dealt with everything for me, so both transactions were extremely smooth from my perspective. We tried to sell our house 2 years ago and it was a big failure. Our previous real estate agent was not able to sell the house over 2 months and addition to this we received way under offer for our house. We obviously did not make a good choice. This year we wanted to try it again. But this time we knew how to choose our real estate agent. We researched on the internet. My husband and I came up with real estate agents' names. We interviewed with them and ask how they work how their style and we listened their advices. Eric was my favorite from the beginning. He knew what he was doing. He has great knowledge and experience and this shines on his confidence on his work. His crew and he is very fast. They gave us great advices. We did not need to stage our house for thousands of dollars. He set an appointment with a professional staging advisor for free. He also gave us great tips on how to sell it fast and best market times. His crew worked with us in every step. We put our house on market and it got an offer within 2 hours and 11K higher price than we asked for. All our work paid off. Now we are building our new home and we have Eric as our real estate with us. He is great at his job. I strongly recommend hiring him for the best and the fastest results.

Working with Eric and his team was absolutely outstanding. Since I was selling a property while living out-of-state (California) I expected a lot of problems. But Eric monitored and controlled everything so well that it all went smoothly.
While having a good real estate team is obviously important, it's also important to have a relationship with a good title company, appraiser, etc. and Eric has some of the best. They were all professional, knowledgeable, and friendly.

Eric is the best! Whether you are buying or selling a home, if you want an expert realtor who will work for you, put your interest first, and whom you can trust completely, hire Eric. He came to our rescue and navigated us through the crazy terrain of the Austin real estate market.
The last time we sold a home was 23 years ago; and we had no idea how much different it is today to do so. As a result we initially hired a realtor who did not arrive with comps and a suggested price for our house and who gave us a price only the day before listing it. And then she had no strategy when the house was not immediately snapped up. It quickly became apparent her strength was as a buyer's representative. We ended our contract, took the house off the market for one precious week, and sought out someone else.
Thank goodness we found Eric. He arrived at our home the day after we first reached out to him, fully prepared with comps, a thorough and convincing analysis, and suggested price and strategy. He held our hands throughout the duration of the listing, calming our anxiety and made invaluable suggestions for the new home we had under contract, even though he did not represent us in that transaction. He has an amazing list of references for every type of work an older home might need. What would have been a tortuous process became bearable with Eric leading us forward.

Eric has strong analytical skills. He can break down issues into the underlying parts and then present you with an menu of recommended actions. I like this approach because it gives you the ability to make an informed decision on your own. There's no high pressure sales tactics; he was very patient in our discussions. He lays out the facts, gives you options with potential pros/cons, and you make your decision.
I needed someone who could handle the sale without my local presence. My sale was challenging because it was a rental with some deferred maintenance. He has a great team of local vendors and is also well versed with repairs, which furthers his understanding and ability to analyze potential situations.
Eric's goal was in line with my goals. We first listed my home in late 2016. The Austin market is very seasonally cyclical and we received several offers, but none that were high enough. Instead of pushing to close on a offer lower than what I felt was acceptable, he suggested we take the house off the market and return the following spring. Several months later we went back of the market and were able to sell my house successfully.
He is very responsive in all communications and paperwork. Typically, I would receive a response within quickly and if he was busy he would let me know when he would be free. Many agents are so busy nowadays that paperwork gets a back seat to closing deals. As the world gets more litigious, the need for complete and timely paperwork only increases. Eric's back office is well organized. His team makes good use of technology to keep everyone abreast of the current situation and make sure no small item gets left undone.

I can't recommend Eric enough. My wife and I recently sold our house under time constraints, to move to a new city. Not an easy task. Eric and his team had our house on the market and sold in weeks. Eric sold our house in Austin this year and was a very big help. The property had been a rental for a few years so he helped us get contractors in to change out the floors, paint the house, make the yard look nice, and fix a roof leak. Eric and his team worked really efficiently and were able to get everything done in about 3 weeks. He did a great job marketing the house and helped us negotiate a good deal on the house when the market was slowing down. The sale was a very challenging one, solely because a co-owner of the property made it difficult. Despite this, Tara stayed by our side and worked with us to get the house in top shape and prepare everything necessary to sell our house at a reasonable price. She worked with us for months and never gave up. We ended up selling the house for a great price because of all the hard work and persistence that Tara provided.
She really knows her stuff - she was able to give accurate prices for what the house was worth based on its condition. She made on-point predictions about how the sale would go based on the house's properties. She also helped us determine exactly what needed to be done to increase the value of our home. Her husband Craig is also a fantastic contractor who helped us make ideal repairs on our home.

I worked with Eric to sell my home in North Central Austin. This deal was especially challenging since the property had a difficult tenant and the whole deal was conducted remotely because I live out of state.
Eric, along with the staging service and photographer, managed to get my home listed quickly - despite the tenant's best efforts - and we received multiple offers (all over asking) within two days of being on the market. We closed on time, but not without a bit of real estate drama on the way.
The drama resulted from the handyman he had hired to patch an exterior hole in the siding (pesky squirrels), and much heartburn resulted from the buyers demand for a new roof.
Be wary of he offers handyman services, hire your own contractor.
The roof-replacement worked out in the end, but I had to file an insurance claim and provide concessions to cover the deductible. Be careful about the amendment verbiage, make sure you CYA so you don't have to sweat thinking about paying for a $17k roof out of pocket!
Overall, I am pleased with Eric's services. He will get you a good price, fight for you when the buyer makes outrageous repair demands and find a solution that works for you.

Will has great resource to help you in special situation. In our transaction, after the inspection, we were surprised that the buyer claim there is a foundation issue and need a big cut in price. Will quickly connect a foundation engineering firm to verify the claim. Turns out the foundation was perfectly fine, no repair needed. Thankful for Will's fast response navigate the situation and communicate effectively with seller to save us. This is a key differentiator service between an ok realtor to a great realtor like Will.

Will always go above and beyond to do whatever it takes. I have to clear up the house for staging and picture day. My husband already moved out of state, so I cannot move the heavy stuff to our garage. Will emailed me saying- he will move the heavy stuff. There are so many other example like this that Will just so helpful.

I took a job in Houston, but wasn't ready to sell my house in Austin. A friend of mine had worked with Eric for a few years and recommended me to him, so I called him. He helped me pick a good price for the property, and found a tenant in a short amount of time. I worked with he and Bailey for about 3 weeks from start to finish - getting pics, putting it on the market, running the applications, and moving the new tenants in. They were very professional from start to finish, and I'm very happy with their services. If I need help with anything in the future, buying, selling, or getting another tenant, I'll definitely call them.
