We engaged Eric Bramlett to sell our Austin property after a previous agent not only failed to sell the property for more than a year but also made a huge mess of everything (including the property). Eric sold the property in less than 3 months. Being out of the state ourselves, we relied on Eric heavily in overseeing the property as well as the sale process. Eric was consistently responsive to our every request, including some that aren't strictly his responsibilities as our realtor. For example, he found a contractor to do repairs on the house, coordinated with our landscaper on taking care of the lawn, and sent people to check on the house when the neighborhood was flooded. Eric handled every problem and crisis promptly and competently.
With this being my first home to sell I was very nervous about who I selected as my realtor. I did a lot of research on the realtors in Austin Tx.. I came across Eric and all I read were positive things. I must say they were right on target! He was on top of everything, and very informative on what was going on day to day. If you are looking for an excellent realtor in Austin area, don't look any further ... Eric is the one! Period !! He has all you wish to see in a great realtor. A friend of mine who had a successful experience with Eric recommended him to me. I had no experience in real estate as I was about to buy my first home. So I was very unsure about the right direction but with Eric's help, I soon began to learn about my options. He is extremely knowledgeable about Austin real estate so you can totally rely on him and feel safe and confident. He knows Austin's market extremely well. It took me about three months to find the house I like. During the course of these three months, Eric worked patiently with me and went out of his way to make sure I'll find the house that I can call it my home. He was very prompt on phone and e-mail. The MLS website he setup for me was really helpful and in fact I found my house on his list. Apart from his expertise in real estate, he is a great guy and it is always fun to talk to him or meet him. At some point I felt like he was my family member and it is a true impression that you will get from him and he is not faking it at all. He is so real. I am looking forward to having him as a great friend and my real estate and home improvement consultant. And make sure to utilize his vast network of contractors, loan officers, designers, inspectors, etc. He is a rock star in Austin's real estate. Take my word for it. You won't regret it.

We found Eric Bramlett via an online realty website listing Austin area realtors. Because we were impressed with the ratings he received from other home buyers, we contacted him and one other larger Austin firm to interview as potential realtors when we decided to relocate to the Austin area. We first met with the large firm and were dismayed at the way we would be passed from employee to employee for each step of the process. We then met with Eric and were impressed at his reassurance that he would be 'our guy' throughout the entire process. And he was right. Eric was always quick to respond to all forms of communication and answer all of our questions. We were never pushed off onto other employees in his office, although they were always available if we needed them, and were always made to feel like we were a priority. Eric's personality, honesty and experience made our relocation to Austin seamless. We truly felt like no one could have served us better. He is knowledgeable, friendly, willing to share his honest opinion, and yet allowed us to come to our own decisions. We could not recommend Eric Bramlett more highly. His assistance made our new home purchase and relocation from Houston to Austin easy and enjoyable. He is hardworking, loves what he does, and goes above and beyond from start to finish. And on a personal note, he's a great guy.
Eric is terrific. We picked him based on his excellent reviews and were still pleasantly surprised. Some of the specific things that we liked include: He has a strong knowledge of the real estate market and its trends. We spoke to several realtors before we hired him. However, it was clear that he knew exactly how to price and present our house to get the best possible price without unnecessary updates and modifications. The house has been very well maintained, and he knew exactly how to showcase its value, rather than relying on superficial staging. Second, Eric is very efficient without being at all pushy. When issues arise, he promptly gives a thorough explanation of all of the options, and offers a clear recommendation. He also did a very good job of protecting our interest while being fair to the buyer throughout the process even though they were represented by another realtor. This was important to us because we wanted to buyer to feel good about their purchase long after the closing. Third, Eric is always available. On the rare occasion that he was not immediately available, is not available in matter of hours at most. He regularly offered to be available at nights, weekends, and during the holidays. This was very helpful in making us feel comfortable throughout the entire process. Overall we could not have had a better experience in selling our home.
I moved from Seattle to Austin, TX, this summer, and I started working with Eric a week before I made the initial drive to Austin. I continued to work with Eric during the drive and for two months after that while my family was packing up and preparing to join me. Eric was very helpful and very knowledgeable. He also went above and beyond dozens of times. I have bought two previous houses, and both of those agents were very good, but Eric has been the best.
We initially contacted Eric 2 years ago because we were interested in moving to Austin and he had really good reviews. He immediately put together a list of homes for us to look at and they were all exactly what we were looking for. Eric gave us all the in and outs of the Austin area and he really made us fall in love with the place. Unfortunately we were not able to move forward with a house at the time, but 2 years later we asked him to again show us some homes and he spent his whole weekend showing us properties. We found the one we loved and now we are official Austinites! Eric is absolutely awesome and was there anytime I had questions about anything from the loan process to specific relocation related issues. Eric helped my wife & I find tenants for our old home. We moved into a new place and weren't sure if we wanted to buy or sell. We talked to Eric and he gave us good information on what we could expect for a rental price and what we could expect if we were to sell. Even though he would make more money if he sold the house, he didn't pressure us one way or the other. We decided to keep it as a rental and tried to find tenants on our own through Craigslist, which went nowhere pretty fast. We called Eric and he had his photographer out the next day, the property listed the following day, and a 2 year tenant in the property within a week. I'd say he's good at what he does. Eric is great because he actually knows what he's talking about and puts his clients first. Talking to him about real estate is impressive. No matter what area of town or what subject, he can give an intelligent response off the cuff, he doesn't have to check Google or with a colleague and then get back to you. We'll definitely use him in the future and would be confident referring any friends or family to him.
Eric is the best! He sold me my first house in 2005 and we've stayed in touch ever since. Any time I have a question about home repair, home improvements, or anything to do with real estate, I talk with him and he gives me great advice. I took a job in 2012 in Houston and talked with Eric about keeping the house as an investment or selling it and decided to hold onto it as an investment. Eric is great because he gave me honest advice, rather than trying to get me to sell the house since he would get a bigger commission. He helped me rent my house out and we had a tenant in less than a week. I manage the property myself and call Eric when I have questions about how to handle the tenant or anything else. I wanted to sell the house this summer but after some more great advice from Eric we decided to lease it again and to keep it as an investment. He again helped me rent the house out and was able to do it within 3 days and for 2 years! I'm buying a house in Houston and he's been giving me good advice for that purchase, even though he's not making any money on the deal. He's the best realtor I've ever met and would and have recommended him to everyone I know.
Today I closed on the sale of my house, and everything went better/ faster than I expected, thanks to the expertise of Eric Bramlett. The thought of selling my home really had me stressed, but right away Eric reassured me that the market in my area was very strong and selling would be relatively easy. During his initial consultation, he laid out suggestions for a higher return on investment and all the things I could / should do to prepare for listing. This included referrals to reputable remodeling contractors and a staging professional. It was a lot of work to do, to prep the house, but in the end it was totally worth it and I'm glad I did it all. His strategy for a list date was very helpful and attainable. Eric was great to work with. He helped us buy and sell our home. While selling the home, we had to move and sell it vacant from over 1000 miles away. Eric not only helped us sell it, but helped us coordinate and contact good people to knock out any problems that might've prevented the home from getting sold. Overall, we couldn't have sold our home or even gotten into it without his help. He was straight forward with us every step of the way and made sure we only did work to the home that was needed to make it stand out on the market. Ultimately he helped us keep costs down and helped us ensure the property was in great shape for showings. Needed to sell my home quickly. Eric was knowledgeable and provided a very systematic approach to assessing the valuation of the home. Interviewed several realtors and most were hesitant to provide a solid listing price, or they gave a listing price well below what I felt the house was valued at. Eric brought me a price that he felt comfortable listing. His recommend list price was well over my expected valuation and we had it under contract in 2 weeks and closed a month later. I'd say his process is spot on. He has a great team and they are all very responsive to e-mail, voicemail, and text. When something is needed, they are right on top of it. I would definitely recommend him and use him again in the future if I need to sell a home.

We found Eric through an internet search a few years ago when we were planning a move to Austin from out of state and we are so glad that we did!
