Eric and his team did a great job selling my home. Not only did he make the whole process easy he got even more money than I was asking. He always made sure he put my family and me first. The only thing I had to do was hire Eric and his staff after that they took care of everything.
Worked with Eric on selling my Brentwood home. Selected him based on the many 5 star references here. His office was nearby so accessible whenever anyone needed to be at the house. He also lives central, and is knowledgeable about the central market. And is just a great guy. Highly recommended, will use for my next buy.
Bailey Bowden was more than helpful And a pleasure to work with. She stuck with me for awhile and through several offers and getting outbid. Finding a home at a certain price point in a very competitive market like Austin can be very difficult and frustrating In general but Bailey made the experience great. I'd definitely use her again and recommend her to my friends.

I'm not one to write reviews, but needed to this time. I even had to create an account to do so. I recently relocated from Dallas to take a medical director spot with Baylor Scott & White. We decided to move, sell our Dallas house, and buy a house in Austin in about 3 weeks. Despite the short timeline, Eric was able to find us our perfect home. I will recommend Eric and his team for the following: 1. Extremely knowledgable of the area and real state. - Great advise on which locations would have higher potential for resale. - Eric adapts and tailors your search quickly in order to yield great, pertinent properties. His relevant search eliminate time wasted on irrelevant properties. 2. Prompt - Never late, respectful of your time both when you meet for showings. - Timely reply to questions via email, phone, or message. 3. Valuable resource - Helped us setup of renovation with crews he works with at his own properties. - Went above and beyond at the time of closing to make sure it was completed on time. - Helped us arrange the pick up of our keys. Eric is excellent at what he does, it is that simple.

Well, this is going to sound like so many of the other Five-Star reviews; they are accurate. I spoke with Eric over the phone and told him that I wasn't ready to sell but merely wanted to talk to him about possibly selling a year or so from now and if he had some advice, I would appreciate hearing it. I didn't expect him to come to my house, on time, as prepared as he was with current comparables, appraisals, etc. He did all this on his own - and - Eric is a NO PRESSURE kind of guy. I did not feel at all that he was trying to "make a sale" but that he is truly interested in an honest, professional relationship "...whether you (I) sell my home a year from now or five years from now." Eric was very focused - you could almost hear his brain thinking and evaluating everything. He also offered me some great advice on improving my property for a more profitable, quicker sale. In addition, he recommended a design contractor whom I could contact. OK...enough. Bottom line....if and when I go to sell my home, Eric is definitely at the top of the list.
Eric Bramlett's company came to my rescue 2 years ago. I had recently purchased a very nice condo on south Lamar in a prime location. I was assured I would have no problem renting it. The first realtor told me she would not be available to show on weekends because of her busy social life. The second realtor after finding someone who moved out after the first month suggested that I 1) drastically lower the rent and 2) suggested I sell it for less than I paid for it 2 months earlier. I contacted Bramlett and knew immediately that his company represented a different and much higher level of professionalism. They assured me that my investment was a good one and then proceeded to screen tenant's and find someone suitable at my original asking price. I have stayed with Bramlett's company through 2 other tenancies, and my husband and I have our other properties with him as well. I have been working with Eric and his team since 2015 and I must say what a pleasure it has been to work with them. While renting my home out, we got several offers but they did detailed analysis of each potential tenant and found us one who they thought will have the best run in long term without any hustle. Well, they have been spot on. Our current tenant have been awesome and have twice renewed their lease agreement since then. Eric and team have been super responsive and helped us with new lease contract. We have also used their property management service in the past. They have a well oiled process in place and you don't need to do anything. When our property had some air conditioning issues, they found the best person to repair with best rates and we have to do nothing literally. I think experience does matter when dealing with real estate and these guys are my preferred partner.

Eric Bramlett of Bramlett Residential has probably ruined any future experience I may have selling or buying a piece of real estate with any other agent. I honestly don't see how any agent will be able to compare with the service I received from Eric during my transaction. As the property involved in this sale is part of an estate that is in dependent administration, the sale required court approval at many steps during the process. Eric handled the additional headaches and holdups with professionalism and grace. He even went so far as to cover an unexpected cost out of his own pocket to keep the process moving along. In my little over half a century on this planet, seldom has any chore that I thought would be so bad turned out to be so pleasant and I honestly can say that it was mostly because of Eric's performance. We have worked with Eric over the last several years as home buyers first, and then sellers. He is the real deal. Real estate market is competitive with a lot of agents and the noise is too high. To win clients, agents try to provide discount on commission, etc. While their focus is on winning clients, they don't think as much about the quality of service. The customer mindset usually is lacking. Working with Eric is very different. He thinks like a product manager and how his service can benefit his clients' specific need. Home buying and selling can get emotional and there is no one template for all. I believe that Eric gets it. I have referred several friends to Eric and they all have come out happier. And, these people are different with different needs. Eric has built a system around efficiency. He leverages technology really well and understands how to best sell a house in a digital world. His mastery over analytics around foot traffic, ad campaigns, search keywords is real. He continues to learn and educate himself to apply new ideas, thereby keeps increasing the repertoire of techniques he uses to sell a property. The best thing about Eric is he leans in completely. We recently moved out of Austin and had to sell our home. It was an old house that needed a lot of work. From exterior painting and siding work, HVAC servicing, plumbing fixes, etc. As you can imagine, it is extremely hard for me to talk to contractors and check their work remotely. Eric and his team took it upon themselves to offer this as a service at no additional cost to us. They scheduled all the contractors, checked their work, and we were able to sell the house without any other issues. This shows tremendous customer mindset. I know that Eric is rated as one of the top agents in the area, but what makes him top ranked is his unique and fresh approach to real estate. His command over customer service and technology puts him leaps ahead of anyone else in the real estate market in Austin today. Eric worked with my girlfriend and I to purchase our first home in Austin, TX in March 2014. We found Eric based on his outstanding online reviews and after being less than satisfied with our first realtor. After speaking with Eric via phone and seeing the quality and detail of follow-up he provided, we knew he was the Realtor for us. We were first time homebuyers, trying to find the perfect home in a terrible buyer's market (very high demand and very low inventory). From day 1, Eric listened to what we wanted, explained to us what we could reasonably expect and why, was very patient as we narrowed down what we wanted and went out of his way to help us find the perfect home. Eric or his assistant Bailey were always available to show us homes within 1 day of us requesting to see a home (often same-day!) which was necessary due to the current Austin market where most of the homes we were interested in were being listed and sold within 1-3 days. Because this was our first home and represented such a huge purchase for us, we were very picky and Eric and Bailey showed us a lot of homes before we found the perfect one. Eric helped us successfully navigate through (and avoid) a number of over-priced homes and other bad situations that we would have likely fallen victim to without Eric's guidance. Eric was all that we could have asked for in a Realtor and a whole lot more. He was always eager and able to educate us on topics from expected home appraisal values to financing options/lenders to quality contractors and advice on structuring our offers to be competitive in multiple-offer situations and through the entire process, never once made us feel rushed or pressured us to make a decision. He constantly reminded us that despite all of the metrics, we ultimately had to buy a home that 'felt right' to us.
