I moved to Austin and knew nothing about the neighborhoods and suburbs. He was incredible at providing me insight into numerous areas and extremely prompt on any questions I had during the search. Ultimately we found a house in Cedar Park and he helped me through the whole process making it seamless and stress free. I would recommend him to all my friends and family. You want an agent who can provide feedback on the the various neighborhoods, responsive, efficient with your time, connected, honest and has the tenacity to get it done. He's on point with them all.


We were planning to relocate to Austin Texas this summer and started our search for a good realtor last year as my husband planned to fly out and just check out Austin and some neighborhoods. As there are many realtors with stellar reviews it was hard to chose and actually just because it's 5 stars yelp review sometimes you don't get 5 star customer service when they get busy. Actually I had to look for a new realtor this spring as our other realtor never really got back with us when we tried to email or call him. Nevertheless when I contacted Eric over yelp he responded to me within an hour and connected me with Meredith who is a relocation specialist. She was amazing!! Really listened to all our wish list items and set us up with a great selection of homes in great neighborhoods. Unfortunately due to family emergency she was not able to meet up with us when it was time for my husband to fly out to Austin and check those homes or but she connected us with Vicki. This was the smoothest transition ever within a team. Vicki was updated about our situation, she knew exactly what kind of homes were looking for. She even picked my husband up from his hotel and showed him all the homes within a day. We found a dream home and during the entire process of paper work, talking to the seller, lender, home inspection. Vicki was there for us. She responds to our emails/texts/calls immediately. We feel very well taken care of considering we are purchasing a home in Austin while we are still in California. If you are thinking to relocate to Austin, Texas and need a realtor team who will take care of you all the way through closing and all the way until you step your foot into your new home, this is definitely your real estate team!


Eric is the best!! He and his staff combine rapid personal responses with up to date technology to show your house to its best advantage and to keep you appraised of the feedback from the showings. I was a realtor in the mid 80s. Time have changed a ton since then, and realtors have the opportunity to use technology to improve the home buying/selling experience. However, we've bought and or sold 6 times just since moving to Austin in 2006 (over 10 times before that, but also before the internet), and Eric Bramlett and his workers have really made the most of all that modern technology has to offer. Not only are they well connected with information, statistics, and feedback, but they PERSONALLY respond with lightening speed to all our questions and needs. I expected to deal mostly with assistants, but from day one... Literally, my FIRST CALL to his office... Eric has gotten back to me within minutes (typically, less than 5 minutes), whenever I've contacted him! He really gives the personal touch and has brilliant advice. That said, his assistants are also top notch. I was especially floored to find that he stages a house as part of his fee.... and with lovely touches!!! If you are going to list with a realtor, I cannot recommend anyone but Eric.


I reached out to Eric because of his strong reviews on Yelp and he did not disappoint. He helped me purchase a house in the campus area for my son to live in while he attended school at the University of Texas. Eric has an extremely strong understanding of the central Austin market. As an out-of-towner, the price differences within a few blocks were perplexing. Eric explained to me not only what the price differences were, but also why they were priced that way. Eric is intelligent, patient, and never condescending. Equally impressive is Eric's understanding of construction and what to expect in an older property. The property we purchased is on pier & beam construction and was built in the 1940s. Eric helped us avoid potential pitfalls (cast iron plumbing,) and explained what to expect in central Texas pier & beam construction (it will move over time.) He set our expectations prior to the inspection and helped us prioritize what needed repair and what could be safely "lived with." All in all, Eric is a 5 star agent. I couldn't have asked for a better experience and couldn't recommend him any higher.


Buying a house is scary... There I said it. Buying your FIRST house can be down right mortifying, especially when in your 40's like myself. It's important that you find the right real estate agent to help make the process less scary. I hold personal recommendations in very high regard, especially from friends. My good friend Joe recommended Eric Bramlett since he had helped him both buy and sell a house. Eric took us out on our first run and then handed us off to Bailey to help us on our quest to buy our FIRST house and of all markets Austin TX which is NUTS. I was a little apprehensive at first since Bailey was young but after our first outing she pretty much put those fears to rest. It was more like going house hunting with a good friend who knew a lot about real estate and soon she was giving us honest input as to whether a house was going to work for us or not based on what we told her we wanted. My wife and I looked forward to house hunting but had no idea it was going to take 6 months to find a home. I'm glad we had Bailey as both our sherpa and friend since I really don't like shopping as is, even less when I am shopping for something as big as a house and my first house to boot. We found Bramlett Residential based off of reviews online for buyers agents and couldn't be happier about the way things turned out. Eric and Bailey worked with us to identify locations we'd like and made sure that they acted as trusted advisers. No question was off-limits, and every request for viewings was arranged in a timely manner. Eric was especially helpful in outlining our options when looking at homes with work to be done, pointing out potential pitfalls that new homeowners make regarding updates\renos, especially overzealous ones who've seen a bit too much HGTV :-) We also loved that Eric did not try to nudge us towards / away from a property or pressure us into liking a place. He's very capable of standing back and letting you see the light yourself. When we look to move\relocate, there's no doubt in our minds as to who will be our listing agent.

Eric has been a great help for me with my central Austin property for a number of years. His expert knowledge of the area has been extremely helpful for me in evaluating the best use of the house, including whether to rent it, how much to rent it for, whether to develop it into multi-family condos, etc. The property is in Barton Hills, so finding its highest & best use wasn't cut & dry. I've been approached by developers who want to build condos & I have a tenant who wants to stay in the property. Without Eric, I wouldn't know what either scenario would really look like, but through his guidance I've been able to develop a long term strategy that best fits my goals. I've turned to Eric to help determine the fair market value of the property in its current condition, what it would be as developed, and what its fair market rental value is. Eric has helped me put together a lease for the property and gives his honest advice on my best options. Eric is unique in that he really and truly gives you his honest opinion and good advice. Eric defines what a Realtor should be. So much so that I've used him twice. I first happened upon him by chance when looking to move from Orlando, FL to Austin, TX in January, 2006. He was the listing agent for a place that I was interested in renting. After chatting with him for a bit over the phone about what I was looking for, he offered to drive me around to check out a few other places as well when I arrived in Austin. I arrived and he did so, making time for me after my new job (sometimes into the evening) without hesitation. He was able to tailor our search down to my needs so we didn't waste any time in touring. Even after the first couple contracts fell through because people beat us to it, he continued to help. When it came time to buy a home, we called Eric up again. He spent the better part of 3 months driving my then pregnant wife around to look at our personalized list of homes, including new developments that had plans that met our needs. We recently move to Austin from another state and came here knowing practically nothing about the area. Eric was very knowledgable in the different suburbs available and the pros and cons of each. He helped us select a neighborhood very suitable for the needs of our family. He was professional, courteous, punctual and always made himself available for phone calls and meetings. Eric recently sold my 90 year old fathers house. He was kind and respectful to an elderly person who is hard of hearing. I had the pleasure of working again with Eric directly to sell my condo in December 2019, and I'm pleased to report that Eric did a phenomenal job in making sure that my condo sold quickly and above list--in one of the slowest months of the year. Eric and his team helped set the stage for success in a number of ways, so let me list them. - He covered a staging consultation where I was told what I needed to hear - I had way too much stuff in my place. I followed the resulting staging checklist, and I couldn't believe how much better my place looked (I intend on hiring his stager to do some consultation at my new place!) - He hired an amazing photographer to ensure my home was framed in the best possible way - He's built a customized software setup to stay proactive and ensure that no detail is missed in the complex staging process - He isn't helping you by himself; he has a small army of assistants that make sure every logistical detail happens with minimal effort. To give you an idea of how easy he made things, I was on a cruise right before my house listed, and he was even able to help arrange a make ready service and cleaning service in my absence. You might even say I felt I could put things on cruise control with him in charge. To bring this review to a close, I wholeheartedly recommend Eric and his team to anyone buying and/or selling in the Austin area--they've got a lot to offer!


I just want to reiterate what an excellent job Eric did selling our house. I've sold houses in the past and the agents have always just given blanket advice, snapped some pics, listed the house, and waited. My experience with Eric was so much better. You can tell he knows what he's doing and has listed and sold a lot of houses. His stager gave us a very thorough consultation, we spent a week or so preparing the house, and he sent in an awesome photographer. The listing looked phenomenal. We had an offer within a couple of days, but it wasn't full price. Eric helped us negotiate it up to full price (only a few thousand up, but it mattered to us!) He was always there to answer our calls. We couldn't have asked for more.
