Kristin Wellborn was awesome! We found a home we liked while on vacation. When we returned late on Sunday, we asked her to schedule a showing. She did a late evening showing with us THAT SAME DAY and then followed up on Monday morning at like 7am! She was super responsive at every step of the buying process, always reachable by phone, and willing to go the extra mile in explaining or negotiating with the selling agent. I would recommend her to friends and family any day, and plan to.

Last week I closed on the purchase of my home in Northwest Hills. This is the Fourth time I have used Bramlett Real Estate, First time using Kasey Gilliam- and could not have been happier. Kasey has been one of the best agents to work with.
As this purchase was made through the COVID period, and inventory slowly coming to market, Kasey was especially wonderful and patient with the search.
Kasey's intimate knowledge of the Northwest Hills area was extremely helpful as we were able learn about properties early, develop strategies and plan accordingly. She focused on me as a customer and was very honest many times when she thought something was not a great deal, and would listen to my concerns about each property.
After months and months of looking - we finally found a perfect fit and she guided us through the closing and got us a great deal. She found us the best surveyors, financing, inspectors and anyone else we needed to get us the best deal.

We recently sold our first home and we could not have done it without Will! He came prepared with comps and armed with information to start the process of selling our home. Within the week we had professional photos done and the house listed on every relevant website. He hosted an open house and within hours, our house was under contract. We had some unforeseen issues with the home that we were unaware of but Will came through in a big way and had our house under contact the same day of the first one falling through. He worked quickly and efficiently to make sure we had the best deal possible. We never felt pushed or rushed, just informed. Our home buying journey began in June of 2019, passively looking at homes in Austin but unsure of how serious we were. We had just moved from Boston, MA and were still getting settled in Austin, but had a feeling this was where we wanted to lay down roots. As we inquired about a home we received a reply immediately from Kristin.
From there, we had our initial meeting, explained to Kristin the area and types of homes that were appealing to us. Kristin listened, took our feedback, gave us some great insights on the market, housing styles and locations and showed us three different styles of homes to get our reaction to each one (very insightful!). Unfortunately, since we were in Austin for less than a year, we decided to give ourselves a bit more time. Through the course of the next year Kristin would check in from time to time to see how we were doing. Many realtors would identify that we were not motivated and move on. But not Kristin! She was patient and responsive no matter what.
Fast forward to July of 2020. Now just over a year and a half in Austin and we knew this was the place we wanted to be. Once again Kristin was responsive and ready to meet us right away to start looking at homes! We toured multiple houses and she was able to answer any and all questions. Each time she was professional, fully prepared and easy to talk to!
When we found our home, she helped us with the offer terms and gave us great coaching throughout the process. Unfortunately, some things fell through and we decided to not move forward. While many realtors may be frustrated with the back and forth, Kristin went above and beyond through the entire process while maintaining a great attitude.

Tara McGuire has been an amazing Realtor for me! I really can't say enough good things. She worked with me to sell my house and buy another one. First of all - selling. I could tell from our initial meeting that she has all of her ducks in a row and thinks of everything. She has a ton of experience and she has a great team who help to support her success. She also is in the loop with contacts for other vendors (home improvement, financial related, etc.) that ended up being important with getting the house ready and actually crucial during the option period for the buyers (an impartial foundation assessment company). I was really impressed with the stager I had access to, and the professional photos of my house were fantastic (both no additional cost for me). Now, buying. I've had some twists and turns on my wish list and buying process but Tara has been patient with me and seems to have endless energy with marathon house tour days. I toured some open houses on my own as well, and one of the agents hosting an open house knows Tara and couldn't say enough good things about her, which reassured me even more than I already knew I made a great choice. One thing that struck me is that she said Tara has a lot of great systems and processes in place and I totally see that. Now we are under contact for our new house, which we are really excited about, and will close this week! I loved that she is taking care of everything for me - she even scheduled the inspection and told me to show up at the end. One thing that I really noticed is that she knows what to say and when. For example, she recommended we go out of town the weekend we listed the house for sale. She gave me a couple interim updates and told me when I got my first offer (plus I had access to the system that records the visits) but basically didn't worry me about anything until we got all the offers in (7!) and presented which one was best and why it was best. On the other hand, when I was buying, she kept me in the loop with every action - she submitted the offer, the other agent acknowledged, how any negotiations were going, etc. There's no doubt Tara is a great choice!
As a first time homebuyer, I couldn’t have gone through the whole process without the help of Craig McGuire. Craig was attentive and patient. He showed me older homes, new builds and was with me every step of the way all the way to closing. During our house hunting journey, we were absolutely BLESSED to have Tara guiding us. From day one, Tara has been awesome. Tara has consistently been professional, prompt in her communication, attentive to our needs, and very caring. She also is extremely understanding of the stress of home buying and has been so understanding of mine and my husband's quirks. Tara always did her best to make sure we felt supported and was always honest with us. We completely trust Tara because she consistently proved she knew what she was talking about. Furthermore, the fact that she is so familiar with remodeling processes and costs, helped us better assess the many homes we saw. As to your question about what Tara did especially well; there were so many things. She absolutely always made the time to show us a house we expressed interest in....she never said "oh no, I can't show you that house"--she never let us down. She is just a very kind, compassionate, and generous person. She always made us feel that she had our back and our best interest at heart. This is such a vulnerable process and she always supported us. There is nothing she could have done better.
Overall, the sales transaction of our home was very good. The only stress I felt was from the title company which was absolutely not Tara's fault in any way. The title company agent was really not great and that was just our luck as that company was selected by the seller. Tara really made the buying process great.
My family is very grateful to Tara. We are living in our dream home and we are so happy!
There are a lot of options for Austin realty companies, but reading through the positive reviews of Eric Bramlett Residential is what lead me to cold call their office. The same day, Kasey Gilliam called me and the rest is history. Being a first time homebuyer is filled with anxiety. You can do all the research beforehand, but there is nothing compared to working with Kasey and her extensive knowledge of the market and homebuying process. She listened to what was important to us. She walked us through every step of the way and never made us feel guilty of our endless questions. She pointed out what to look out for. She never pressured us into anything (and actually talked through why certain properties weren't good buys). She has a contact for everything. She always made herself available to show properties either the same day or the next - which can make all the difference when properties sell the same weekend. She sent us comparative analysis of neighborhoods so we could make decisions based on hard facts. And the cherry on top was I genuinely feel she wanted us to find the perfect house. I've heard from many people, buying your first house is a nightmare and stressful, anxiety inducing grueling process. Those people have clearly not had the pleasure of working with Craig McGuire with Bramlett Real Estate! My spouse and I were lucky enough to be put in touch with Craig from a referral from a friend, and from our first conversation, we knew he was looking out for our best interests and wanted to make as much of our dreams a reality within our budget. The Austin market is crazy right now and almost disheartening for newbie buyers, but Craig assured us all would work out fine and squashed any doubt or fear we felt creeping in. Worked with Will for our first house purchase years ago and again to sell our house this year. He did helps us to provide a decent offer when we purchased our first house. We used him again based on reviews and his first meeting knowledge and valuable opinions as seller agent, we were pleased by his recommendations and advise. We followed his advice by what are highly recommended to renovate and what to avoid renovate not to waste money to increase house value. It was a bit unfortunate that the house we purchased has less privacy and smaller backyard that we didn't consider and not in a good market. And we were in a hurry to sell house so did not go through other major renovations. The selling process is not a pleasant experience because of several potential buyers side issues and inexperienced buyer agent, but Will helped us to go through the offer and ensure to protect our benefits during negotiation period. Without Will, we probably would take the wrong step to over renovate or not renovate the house. I still highly recommend working with him based on both selling and buying experience.

LAUREN YODER IS ABOVE AND BEYOND!! She has been the most attentive, diligent, person I have worked with in general. From the first tour, she was proactively ensuring all of the important details were taken into account, she would check for any cracks, hints on foundation problems, water heater, ac details. She would do intense research on the area, from standard like how secure, flooding probability, value of the location, to any potential upcoming projects that might affect it in the long run. She helped us negotiate with the seller, lender, warranty and even insurance, helped us understand the inspection report and advised appropriately, helped us get a foundation warranty transferred, gave structure to the whole process, took over all the overwhelming details, and just made the whole process from finding, making an offer, to closing WAY easier than it would have been. She is also very knowledgeable and proactive, which gave us peace of mind as we knew if we overlooked anything, Lauren would have our back. She really made all the difference and we will be forever grateful. Ps. She also has the best recommendations for ANYTHING home related.
