Eric Bramlett is a force of nature. Besides being the best realtor we have ever worked with, his help throughout the transaction on aspects well outside our deal, was noteworthy! Mia Roldan served us flawlessly during our home buying experience in the greater Austin area. She was always very quick to respond and we could count on her to give us sound advice at every turn. She was very eager and well prepared to help us find the home that was right for us, but absolutely never pressured or overstepped. She is a talented agent, and a strong ally to have on your team.
In fall 2017, we were back for round 2 with Eric. We decided to sell our Travis Heights home and buy a place with more space. Being on the sell side was more stressful, but Eric and his team were a huge help. Eric pulled neighborhood comparisons from recent homes that had sold and took all of our (many) questions before landing on the right asking price.
To ensure our house commanded the best offer, he provided tips about how we could make sure our home was presented at its best. In addition to just Eric, he employs a fantastic team that made sure we had all of the necessary documents ready to go for when we eventually received the right offer. The good news is that we received that offer within 30 days of putting our home up for sale and the buyer closed within 60 days.
On the buy side, we were much more educated and sure of what we wanted this time around. Eric worked with us and showed us homes in many different neighborhoods that fit the profile and price range of something that interested us. He was even able to suggest areas we hadn't even thought of based on feedback we provided.
After looking for a few months, we stumbled upon a new addition in a neighborhood that we liked and pulled the trigger. Once again, Eric helped facilitate all of the necessary negotiations, inspections and back and forth with the seller. We closed in under 30 days and moved in shortly thereafter. It's been almost a year and we're very pleased with our home and couldn't be happy with the neighborhood.

Eric is an amazing realtor. He is knowledgeable of the market, detail oriented and his help was invaluable in ensuring our home buying process went smoothly and that we found the perfect place for us. He was referred to me by a close friend and did a wonderful job throughout our first home buying process. First, he set us up with a personalized search on his website that had the locations and prices we were interested in. This helped us out in not having to waste our time by visiting places that were obviously not a fit, but also not searching ourselves since they were delivered to our inbox. Once we narrowed it down and found the home right for us, he guided us through the offer process. After some back and forth with the seller (all handled by Eric) our offer was accepted. After that, we were 45 days away from owning a home. Having moved to Austin 6 months ago, it seemed like a daunting task to secure everything I needed in a short period of time. Being approved for a loan, finding an inspector, handyman, house cleaner, tree trimmer and the multitude of other contacts I needed but didn't have, Eric had them all. If I wanted a second opinion, he had that too. Did I mention my wife and I had a previously planned 2 week international trip during all of this? No? Well, it still all went smoothly and we closed on time. Eric checked in regularly with updates and was always available by email. Eric was there for the closing and made himself available after the sale for any items we needed. I would definitely use Eric when we sell our new home that I'm now typing this review in. I can't guarantee it will be anytime soon though, since we plan on staying for quite some time.
There's a reason why Eric is rated so high. I can't imagine a nicer or more knowledgeable real estate professional. When we were confused about the real estate mark in Austin and how to approach the buying process, he went way out of his way to help us.

My husband and I worked with Bailey on the purchase of our new home and had such a great experience! We are new to Austin and Bailey made great recommendations of neighborhoods that were within our budget. She knows the area well and was great to work with! Buying a home can be such a stressful process, but Bailey made it very easy from start to closing. When we are ready for another new home, I will not hesitate to work with Bailey again!
Will Mackintosh is an outstanding agent! We recently sold our home and he made it as painless as possible. There were very few bumps in the road and he was very supportive when we requested a second opinion on the HVAC inspection.
Will was very responsive & supportive. He responded promptly to text, VM, and email. Since we were no longer living in the home and weren't around to have repair work done to the house, Will went to the home when we had repair work done.
Will had a great understanding of the real estate market in our area and provided a good pricing strategy that helped sell our home in less than 45 days at 95% of our original asking price... typically homes in our sub division sit on the market for over 6 months.
My husband and I both accepted jobs in Austin at the end of June to start in mid-July, relocating from Cincinnati. We wanted to find a home that we could move into pretty quickly, which meant we needed a realtor who could work with us right away. Vicki Duran of Bramlett was fantastic. I read some reviews and reached out to her, and she was able to meet us two days later and spend a whole weekend looking at houses with us. She even offered to pick us up from the airport! Without her dedication, we could not have found the house we are in now. We didn't find a house the weekend we were here and ended up putting an offer in on a house that Vicki went to see for us when we were back in Cincinnati. She gave us details on the house that weren't listed online and advised us on the best offer we could make and we got the house! Adrienne Laosa is my go-to realtor in Austin. She's helped me for years buying and selling investment properties and even my own house sale. I can check in with her when it's time to increase rents and she'll advise on what market rents are at that time. She even guided me on how to update my rentals to make sure I get the highest rent in the area. The last duplex she sold for me had multiple offers after one weekend, and it sold for $5000 above our asking price! I'm very pleased with her services and definitely recommend her.

I was lucky enough to have been referred to Eric as the right person to handle the sale of my mother's home. Both Eric and his team were wonderful to work with for a variety of reasons. As someone who has handled a few real estate transactions but would never be considered an expert, the expertise and efficiency were deeply appreciated. Working with this company and more specifically Bailey made what should have been a stressful process (first time house hunting and buying in a new city knowing no one) into such a great experience! Honestly, for me this is hands down the best real estate agency in the country. I've done 17 personal real estate transactions in many locations across many states and this team is the best by a mile and sets the bar very high. I've worked with Eric and Bailey and they both are a joy to work with, responsive, know this market inside out, never push, never encourage you to pay a higher price than necessary, and they get the job done. Plus they're just super nice people. If only all realtors were half this good.

I am relatively new to Austin and needed to find a realtor that knows the area fairly well as I was looking for a good investment. I decided to go to Yelp and look for someone knowledgeable there. I cam across Eric Bramlett and gave him a call. I had hesitations at first because he seemed like he might be a busy real estate agent but i called anyway and he answered the phone right away and spent about 30 minutes on the phone with me discussing different areas. In all we probably only went to see 3 houses. Eric happened to be with other clients on 2 off those, but part of that was just the short notice that we gave. Both of those times, his assistant was able to show us the houses promptly. This didn't bother me thought because he was always very accessible on the phone and through email. We saw a few other houses on our own, but thats because we were just looking all over the place and didn't want to bother him if we were just feeling places out. A lot of phone calls and email later, we ended up finding a house that we love and its in a great area. I gave him 5 stars because he is extremely knowledgable, understanding, and helpful. Not once did he ask me to sign anything or pressure me into using him as my realtor. Highly recommend!
Eric Bramlett is not like any other realtor I've worked with. Aside from him doing the job of what you expect a realtor to do, he helps his clients to realistically set goals for their home seller experience that is specific to their individual needs. My personal experience having Eric as my realtor was extremely positive and exceeded my expectations. He's patient, smart and incredibly savvy about the market. He answered my questions in a timely manner, and was supportive around issues I had no control over such as agents scheduling a showing and not cancelling if they weren't able to make it, and providing me with a referral to a good lawyer to help me deal with a contractor problem. My situation was not the norm since I was doing a lease back on the property I was selling. I was somewhat anxious about preparing my place in advance for showings. Eric made himself available to offer grounding advice. The icing on the cake was that my place sold at the listing price. He has a highly professional and talented team to assist him. I'm incredibly grateful to Eric on many fronts.

Lauren Yoder helped me buy my first home. The transaction went incredibly smooth. Lauren was proactive about getting me to address things on my end before they became hiccups, and I have the strong impression she was working the other side just as much to make sure that even if there were issues, I'd never know it on my end.
Lauren took the time to explain every part of the process to me. Her initial offer of a consultation - essentially an educational session about real estate - was unique; I haven't had another realtor do that, and I didn't realize how much I wanted it until she offered. She has infinite patience for questions. I also admire her loyalty to her network, her transparency, and her obvious commitment to ethics.
