She was always available and on-time to show us houses, and when it came time to make an offer, she really worked with us to make sure it was competitive and compelling for the seller which led to us having our first offer accepted! After meeting a few other Realtors in our casual house hunt, we weren't very hopeful that we would find the right person. Many were unresponsive, some pressured us to work outside of our budget, and most just felt disingenuous. I did a little online research and came across Marcy. Marcy ("went to bat)" for us and really guided and represented us well when she felt that the seller's agent was using unfair practices. We were thankful that she was on our side! Kasey Gilliam was a delight to work with! Our friends recommended her years after their home purchase and we will be doing the same with any friends or family that move to the Austin area. Kasey was prompt, professional, and direct throughout the whole process. We were working on a tight timeframe to find and close on a house, and Kasey was extremely responsive and helped us rapidly run thru many showings. Kasey helped us greatly filter down our preferences on neighborhoods and home types which was crucial to us quickly finding a home we loved. This was our first time selling a home and Tyson was incredibly patient with every single question we had about how things were done. Trust me, we had A LOT of questions. He gave us sound input and information to make educated decisions, but at the end of the day it was just that: OUR DECISION. Tyson let us make the calls on pricing, price-cuts, staging, etc. I can't speak highly enough about Tyson. As friendly as he is, he lived up to his promise of being "a bulldog in negotiations"! He did not accept anything less than what he would've accepted for his own home. I truly believe that. There were several times he told agents and unrepresented buyers alike "no" and that their offers were unrealistic or "no, my clients will not entertain that". Loved it!
Prior to listing my house I was carefully guided on preparing the house to show at its best. We received immediate calls on the listing and sold the house in 2 days. Closing was a breeze. The experience could not have been better.

I cannot recommend Tracey Guttes highly enough! She has a broad and deep understanding of the local real estate market. She used her relationship with other realtors and builders to share properties that were coming soon to market. She gave me honest and insightful critiques of each property we looked at - and we looked at a lot of houses! She led me through the process with kindness and patience, expertly answering every one of my questions. After over five months of searching she helped me find the perfect home for my family, and then negotiated a final sales price below asking price. I believe it would be impossible to find a better, more qualified agent!
My experience with Tracey was great! I needed an agent that would put my needs ahead of her own, and that is what I got with Tracey. The process was long and arduous (twelve months), with a significant and unwelcome hiccup involving a septic system. Through it all, Tracey never lost the faith, and never pressured me to lower the price for a faster sale. She gave me good advice, but was never overbearing or patronizing, though I have very little experience with real estate and surely tried her patience at times. She always listened to my ideas and provided honest feedback in her pleasant but no-nonsense manner. I would highly recommend her.
Ah, where to begin other than this is your gal if you are looking for a dependable, on the ball, superb with communication and very knowledgeable agent. My family and I just relocated to the Austin from, you guessed it, California, and started this process back in late February. Tracey had her work cut out for her because we had a pretty specific checklist and neighborhoods that we were interested in... Let me back up, when I first started I knew nothing about the Austin area and from the very start she took her time to show me around, and shared her extensive knowledge about all the different pockets surrounding Austin. In spite of being in another state during this process, she made it as painless as it could have been, and even skyped listings she previewed for us. She even saved us from buying a money pit which turned up all sorts of problems during the inspection and as per her advice, we backed out of the deal. At the time we were devastated, but as she kept reminding us, everything happens out for a reason. We know this was absolutely the right decision and we are so thankful for her willingness to give us her honest opinion which didn't make her job any easier. I should also mention that we knew nothing about propane and septic systems so she guided us through all of that fun stuff, too. Tracey Guttes is an A+++ agent.
