Lauren was over and beyond our expectations and was by far the best real estate agent we have had. Her detail to everything was amazing, especially since we were out of state. She is smart and knowledgeable and would highly recommend her to anyone.
Overall the transaction went great, but Lauren was the main reason it went well especially since we were out of state. There were many follow ups and walk throughs for a new build and she was instrumental in helping with those. Lauren did everything well, but especially just owning the whole process and being persistent with the builder. She had great insight to anything we asked and brought up things that we hadn't considered and she clearly had our best interests in mind. We've used many agents in the past and Lauren is above and beyond the best we've used. She was a referral from a friend of a friend and I'm glad it worked out!

Before we got in touch with our realtor, Kasey Gilliam, we had put in numerous offers on homes in Austin only to find time and time again that another offer was accepted. It was incredibly frustrating and it felt like we were completely out of our depth (we were). With Kasey's help, we were able to make the right offer on a place and move into closing within DAYS. She bent over backwards to make the process easy for us and any time we had any questions of concerns, she was there to answer. Even after closing, she has continued to be a huge help with referrals to reliable painters, cleaners and contractors to tackle a few things we wanted done before we move in. Working with Lauren was fantastic! We are first-time home buyers and had a lot of questions and concerns. Austin is a difficult market as a buyer and despite the fact that winnings bids were as high as 20-25% over-asking we managed to find a house, in the neighborhood we wanted, at a price range we were comfortable with. They say the market is so hot right now in Austin that you need to be prepared to write many offers and be prepared to get your offer beat out. I have had friends tell me they have made 30+ offers and are still looking. That is not the case with Shaun and the team at Eric Bramlett Residential Real Estate. We went and saw three homes over two weekends. We found one that we absolutely fell for but didn't want to get to attached to it for fear of getting beaten out. Shaun helped us quickly move and place our offer on the home. He guided us to make a competitive offer and then he took it from there. We made our offer the same day the listing came on the market. He positioned the offer as super competitive to the listing agent and was able to get the listing agent to take the house off the market before the Saturday open house. This helped us limit the competitiveness of competing with multiple bids and getting in a bidding war. We used our option period to quickly run through all the inspectors. Being from out of town Shaun handled all of this. He even found a plumber to come out and inspect our plumbing even though everyone says plumbers are booked solid still dealing with the fallout from the ice storm back a few weeks ago. Also, because we locked the house down so quickly without other offers, we could get the concessions we were looking for after the inspections came back. We actually have a friend who was already under contract to buy their dream home when we engaged Shaun to help us find ours. We found and closed on our house before she has been able to complete her transaction. There are plenty of agents to pick from but if you want the best and to get the home you truly desire the option is clear. You need to go with Shaun. Last thing to note working with Shaun. He is super laid back and you will never feel pressure from him. He uses that pressure on the counterparty to your advantage.
I MUST shout to the world that this is the BEST REAL ESTATE company to ever go through. I thought that selling my house would be stressful but Bailey Moran from Bramlett Residential made it literally SO easy that I never had to lift a finger or even think about what the next step was. The entire crew Bailey, Felix, Stephen, Brianna (especially Bailey Moran!!!!), were constantly there for ANYTHING that I needed, which includes questions, concerns, information, etc. Anytime that I had a question, I literally got a response in less than an hour no matter what time of day or night with a full amount of information. Everyone on the team was so kind to explain the entire process to me (I had no idea how the process went or what I was doing but they ensured I knew EVERYTHING). I would receive "heads up" emails about what was going to happen within the next upcoming days and weeks. DocuSign and Notarize online were very helpful apps that we used and I got everything done from when I was overseas and far away. We just closed on our first house after working with Bailey Moran at Eric Bramlett Residential, and can not recommend her enough! The current Austin market is crazy, and we were so thankful for Bailey's insight and expertise throughout the process. We were moving from out of state, and she spent a lot of time in the beginning getting to know us and our interests and expectations, which was really helpful as she was providing direction. She took an entire day driving us all over Austin through different towns and neighborhoods, even as the infamous snow storm was rolling in. She also spent multiple days over several weekends looking at houses and taking videos for us. She was impartial as she toured the houses so that we could generate our own opinions, but also answered our questions honestly when we had uncertainties about one thing or another. We were also constantly impressed by her knowledge of the market in different neighborhoods, with the offers coming in at 10, 20, and up to 30% above asking price. She has clearly done her research (and keeps up with the ever-changing data and trends) and will always go the extra step to answer all of your questions. As first time homebuyers, this was extremely important and helped narrow down our search. We are so lucky to have found the perfect house for us, in the area that we wanted, and really don't think we could have done it without all of Bailey's help and guidance. We started working with Kasey about a year ago - and signed up to both buy a new home and sell our existing home. I have to say, it was an absolute stroke of good luck since we randomly picked her from Google's search results. Kasey turned out to be fantastic to work with. She helped us maximize the price we got for selling - and the house sold within just a few days of listing. She was also very responsive. My wife commented multiple times on how easy it was to reach her and how helpful she was in general. At the end of the day, the sale went down without a hitch - and we ended up getting significantly more than we were originally planning. Linda Baddour is the best real estate agent we could ask for! Especially in this crazy Austin seller's real estate market in the Lakeway/Bee Caves/Dripping Springs area, where homes were going for way over listing price quickly for multiple offers, we needed a responsive, savvy, expert in real estate and Linda pulled out all the stops for us. She was super responsive even within a couple minutes of an email or text request and consistently went above and beyond getting us comps, hoa docs, and home info beyond what could be found on the MLS we could see. She saved us a ton of time avoiding homes with lease backs or condos masquerading as homes that we didn't want. She helped us write strong offers and got them submitted quickly so we were able to win an offer after a couple of weeks and tries and close on a home!
