We just purchased our first home, and Eric made the whole process extremely easy. We had a pretty definite idea of the location and style that we wanted. After our first day looking at houses with him, Eric seemed to really understand our tastes and was able to significantly narrow the field for us and help us find the perfect house.
Despite being a busy season for him, he typically responded to emails and phone calls within an hour, often within minutes. (And, trust us, we had a lot of questions being first time home buyers.)
Since we were looking at mostly older homes that required fundamental repairs, Eric was also tremendously helpful in helping us gauge the additional money that we would need after closing (and thus how to negotiate a purchase price). To that end, he plugged us into a seemingly neverending network of electricians, plumbers, foundation repair people, general contractors, etc., which made getting started on the "fixing upping" relatively painless. He even personally called some contractors on our behalf when we had a mortgage insurance glitch and got someone out to do the work on short notice on the Saturday afternoon before Easter!

Eric worked with my us for over a year before we found our home. I guess we were a little on the picky side, not sure how many houses Eric showed us over the course of the year but it was quite a few! Eric had us set up to get notices every morning based on our neighborhood preferences, price ranges, etc., and whenever we saw something pop up that we liked we called or emailed him and he would get it set up right away. Overall we found him extremely accessible, friendly, professional, and patient.
On a random Friday night in Feb, 2012 at about 11 PM we were going through our email for the day and we found it. The house had just been listed and given the state of the Central Austin market we knew it would not last long. We emailed Eric and crossed our fingers that we could get in that Saturday. The next morning Eric had the appointment set up. Although we loved the house we had several questions. Eric did an excellent job working with the other agent, getting our questions answered so we could put an offer in that day, and helping us structure our offer so we could make it as attractive as possible. Long story short the offer went in that day, and the sellers accepted the following day. Eric also helped us negotiate a quick closing and was very helpful between offer and closing with getting us access to the house for measurements, appointments, inspections, etc. We closed in March, 2012!
My wife and I have been working with Eric for over a year (yes, a year)...he's THAT patient. Our previous realtor was more like a pushy car salesman, which adds an additional layer of stress to such an important decision. Eric has patiently shown us multiple houses and understands what we're looking for. We still have yet to buy one, but I guarantee you when we do, it'll be with Eric. Would highly recommend him to anyone, especially first-time buyers.
Eric helped me purchase a house in Allandale in 2006 and sell the same property in 2009, which was a tough market. He advised me on which improvements to make to the property prior to selling, and referred his contractors to me to help make the improvements, who were all great to work. He did a great job helping me buy the property, a great job helping me sell the property, and I would recommend him to anyone interested in buying or selling in Austin.
I moved to Austin from Salt Lake City in late 2011 for a new job. I knew I wanted to purchase, but didn't want to buy until I felt comfortable with the city. Being close to restaurants, concerts, etc was important to me, and central Austin is a lot to wrap your head around, if you're not familiar with it. Eric did a great job explaining the different neighborhoods, and showing me properties in pretty much every central neighborhood that fit my price range. He was patient, available, and professional. I settled on East Austin and found a place I wanted in June. At this point, there were a lot of properties with multiple offers going under contract in the first couple of days. The house I wanted was only 1 day on the market, and there were other agents showing it when we viewed it first. Eric helped me put together an offer that the seller accepted without offering over asking price, and without waiting to see if other offers would come in. We offered them extremely attractive terms (they were pregnant and we gave them a seller lease back to help with the move) and they accepted immediately, and even threw in the fridge! When we had the property inspected, there were minor issues to be expected, and we were able to negotiate a credit for a couple of items that I wanted fixed. At the end of the day, I couldn't be happier with my house, and with Eric's performance. I will happily recommend him to anyone I know searching for a home.
I met Eric in 2006 when I helped him publish a real estate magazine he used to advertise listings. We became friends after that and hit the lake pretty regularly. I referred friends and family to him and he always did a great job. So, when it was time for me to finally buy, it was an easy decision to ask him to help me out. I've always lived downtown, but wanted a place with a yard, so we looked in 78704 and East Austin. At the end of the day, I really liked how East Austin felt, and what I could buy over there. We looked for about 6 months and made offers on a couple of places I wasn't that excited about, but I finally found "the one" and we contracted it. The transaction wasn't very tricky - there weren't any "gotchas" that people always talk about. Eric was probably a big part of that, but I guess I wouldn't know. At the end of the day, I couldn't be happier with his performance. There's not much more you can ask for in an agent.

:: he isn't out about just selling you a house. he wants to make sure you get into a house you really like that is in your budget. that's terrific! lots of other realtors are focused on the commission only. eric is focused on making everyone happy on their big purchase.
:: he's very informative and knowledgeable. we came out of looking at houses with him with a lot more knowledge and insight than when we started the whole process. we learned about a plethora of things and also picked up some inside tips along the way!

Eric recently helped my husband and I find our new house in Austin. It was a daunting task since we were not familiar with the neighborhoods or the market, and therefore plunking down a significant chunk of our savings made us very uneasy. Luckily Eric was very knowledgeable and completely understanding of all our needs and concerns. We loved his easygoing style but also had complete confidence and trust in his ability to negotiate and get the deal done. Eric was very professional throughout the entire process-he explained every step of the way, educated us on the different parts of town, and answered questions/addressed concerns in a prompt and comprehensive manner. Eric also got to know what we liked. He encouraged us to see as many houses as we wanted in order to ensure we felt confident about our purchase. After many months when we finally viewed the house we ended up buying, we knew it was the one for us. Cliché perhaps, but accurate. In a nutshell, Eric will give you his opinions (and sound advice) but allow you make the decision for yourself. Along the way he will be your strongest advocate and work hard to get the deal done. Eric was a pleasure to work with and I highly recommend him.
We have had wonderful experiences working with Eric, both as the buyers and the sellers. After helping us sell our last property (at a very fair price) in Hyde Park, we signed a lease to rent while we decided on the neighborhood we ultimately wanted to end up in. Eric was so patient with us, and we never felt any pressure to hurry up and decide. I felt like we were constantly changing our minds, and had him showing us (and our small child) houses all over Austin! We finally decided to buy an old house in Tarry Town and tear it down to build new. We knew we had to be quick when anything came up. Eric was so brilliant with the terms of the contract he suggested we put together. We ended up beating over 10 other offers (some of them were all cash, but we were not) and we got the house! He was always available to answer any questions, and ease our concerns when we had any doubt. My wife and I relocated to Austin from the east coast and didn't know a realtor in town, so looked online. We called a few different people and really seemed to click with Eric. He knows Austin very well, which is what we really cared about, since we knew little about the various Austin neighborhoods. Our search took us from Tarrytown, to Barton Hills, to Highland Park, to NW Hills, and we finally settled on Westlake. Well, we didn't really settle on Westlake before deciding on the house, but we found the house that fit us the best in Westlake.
We didn't move to Austin before buying, so it should have been a stressful process, but it wasn't. Eric was a big part of this. He always returned calls and emails promptly, and he never seemed put out when we had any long distance requests (going by the house to see if a certain size couch would fit comes to mind). He was great helping us negotiate the purchase price, attended the inspection for us, helped us with repairs, and met with us all morning for the walk through and closing.
I will definitely use Eric again for any real estate services in Austin. I highly recommend him to any buyer or seller.
Eric just helped us buy a house in Austin. If I had to describe him in a single word it would be: efficient. Eric was always available and whenever anything came up, he worked closely with us to address it. He was knowledgeable about the different areas in Austin that would meet our needs. His personal experience renovating houses was also helpful when we were looking at "fixer-upers." Overall we had a great experience even though we were dealing with the demanding Austin market. I would recommend Eric to anyone needing real estate assistance in Austin.
Eric is simply excellent at his craft. We were first-time home buyers and my fiancé and I found Eric extremely responsive (an incredibly important trait when house hunting) and 100% honest throughout the entire process. He never pushed us in one direction and took into account the feedback we had on each house. Those notes paid off on just our second trip out with him when we found the perfect house for us. Eric was our second realtor and was recommended to us. The difference between our first realtor and Eric was night and day. His knowledge of the local area was off the charts and we felt confident in his advice. Once we were under contract, there were some bumps in the road caused by the builder, but Eric fought for us the entire time and got the builder to give some concessions.
Eric also sold our condo in South Austin. He helped with the staging and photography and was able to get us a cash offer well-above asking price in under one week. Eric is very hardworking and we would recommend him to anyone.

I've hired Eric to sell 2 properties in Austin. I first hired him in 2010 to sell an investment condo in Travis Heights and again to sell my own home in Travis Heights in 2012. In both transactions, Eric was an absolute pleasure to deal with. He is extremely professional and efficient. He has a lot of experience in real estate and it shows. While there were the inevitable bumps in the road in each listing, Eric dealt with everything for me, so both transactions were extremely smooth from my perspective. I will absolutely use Eric for any real estate services I can, and I highly recommend him to anyone looking for a Realtor in the Austin area.
I used Eric to sell my first property and the process went as well as I could've hoped for. I chose him based on his awesome Yelp score and he and his team lived up to it. He made the whole process as simple as possible and was easy to get a hold of if I had a quick question. He was a good combination of professional, but relaxed and easy to talk to. Unfortunately I had to move away from Austin, but I'd definitely call him up if I was looking in the area and won't hesitate to tell my friends if and when they are looking.
I don't write reviews ever, but Bramlett Realty is worth an exception. I found them on yelp after being very frustrated with my husband's buddy who is a part time realtor / musician. Great guy, but... When picking a realtor, suddenly everyone you know has a friend or family member who does real estate or even better just got their license. JUST SAY NO! This is the most important investment your family will make. We met with 4 agents after we broke up with our first and found Eric. The reviews were right - there is no comparison. He truly is in a league of his own and the absolute most important decision we made during the entire process of buying and selling a home. I was skeptical at first after having been burned so I didn't put all my eggs in one basket right away. It took about a week of working with Eric to see the difference bw him and the others. I was also skeptical bc Eric told me in April that he had closed 80 houses so far this year (the average is 6). I didn't think there was any way he would have time to answer my questions (I had a lot ) or give us the attention we wanted during the process of selling and buying. I have no idea how he does it, but Eric makes you feel like you are his only and most important client. If you text him, you'll hear back in 5 min. If you email him, within 30min and often times he'll call to go through the email with you and make sure all questions are answered. He will remember what you spoke about last week and the week before that. Eric never made me feel dumb for asking even the most minor questions and he never made me feel like he was put out at having to answer them. If it was important to me, it was important to him. I seriously have no idea how he manages to do this for all his clients but I promise you - most agents do not make this time. I worked with several "top agents" who passed me off to their assistants and didn't return a single phone call or email past the initial visit. Beyond his availability and personal attention lies Eric's greatest asset as a realtor: you build people and people build a business. He is not out to get what he can (get you in a house way over max budget for max commission and sell yours for cheap so he can get it sold in 1 day). He worked with us as if we were family. If you want a realtor who is going to be a yes man and tell you exactly what you want to hear then Eric isn't the one for you. He will give you the truth even when it's ugly and I value that greatly. It saved us many times! Again, most agents won't. Eric is extremely knowledgeable about all Austin neighborhoods and schools. It's nuts. I was shocked when I asked him about a very specific neighborhood in Round Rock and he was able to tell me the elementary school by name and which high schools were rated the best in the area and then do it again for 5 other neighborhoods I was considering. Most agents know the area they live in and have to research others on the internet and get back to you. He is a plethora of information and not just about real estate. He "has a guy" for everything. Need a window fixed? Eric knows the cheapest and best. Need a new air conditioner? Eric has a guy from San Marcos that can get you the same unit installed for 2k less. Seriously, anything you need done, he can point you in the right direction and follow through with you to make sure you we're able to get an appt etc. Actually, he set up most of the appointments himself even. He went above and beyond over and over again.
This man negotiates the bejesus out of a contract. It's such an important part of the process! We negotiated the sale of our new house to the bone and when it came time to negotiate repairs etc on our old house, Eric somehow got a $40,000 list of repairs down to $500. I'm serious. Most of it was pointing out an inspectors mistakes, but Eric took the time to send the buyers source after source via good old google proving their inspector was in the wrong again and again. Most agents would not take the time to do that, nor would they have the knowledge. He has a way of making the other party (buyers or sellers) feel like he is being fair, equitable and reasonable - mostly because he is. Eric was also able to talk my husband and I down from a ledge many, many times when we were anxious, ready to walk or in a rush to hurry things along.
Lastly, Eric's team is stellar. His Assistant, Bailey, took me to see a dozen houses or more with a smile on her face, at the drop of a hat and on my schedule! She brought me furniture to stage my house to sell, flyers etc. She is extremely efficient, knowledgable and if that weren't enough - a super kind and caring person who my toddler fell in love with instantly. Eric also has a stager (invaluable) and a professional photographer whom he pays for when he sells your home. It makes a huge difference. Again, Bramlett Realty is the most important and best decision we made in the whole process.
Bramlett Residential helped us sell our home and buy our next one over the last few months and the experience was terrific. This was our first time selling a house and we needed a lot of expert help to determine how to best position our property for sale. Our house sold in a day for about 5% more than we listed for. On the buying side, he knew how to make our offer competitive and how to best negotiate during the option period, saving us a bunch of money. Eric is a mastermind. He also uses resources most others don't, like staging and professional photos, both of which he pays for.
Throughout the process, Eric and Bailey and team were always available and responded quickly to our million questions and met us basically whenever we needed them. Never pretentious, never made us feel like they were too busy. Great people.
Eric made the process of house hunting extremely easy. He or one of his colleagues were there every time I made a last minute "I saw a new listing! Can I see it in 30 minutes?" request and always happily answered my millions of questions. - Inspection process - Eric patiently walked us through the inspection document and not only helped us prioritize the problems but also negotiated with the seller for the repair costs.
- Post sale support: On the closing day, Eric met us at the title company and sat through the whole 2 hours to ensure our questions were answered during the title transfer process. Not just that, Eric touched base with us a week after we moved in to ensure we settled down okay. Talk about great customer experience.
