Our Reviews

We absolutely love working with our clients and we love nothing more than helping them have a wonderful buying or selling experience. Over the years, our clients have graciously written 1000+ reviews about their experiences on sites like Google, Yelp, & Zillow. We've collected them here.

We just purchased our first home, and Eric made the whole process extremely easy.   We had a pretty definite idea of the location and style that we wanted.  After our first day looking at houses with him, Eric seemed to really understand our tastes and was able to significantly narrow the field for us and help us find the perfect house.

Despite being a busy season for him, he typically responded to emails and phone calls within an hour, often within minutes.  (And, trust us, we had a lot of questions being first time home buyers.)

Since we were looking at mostly older homes that required fundamental repairs, Eric was also tremendously helpful in helping us gauge the additional money that we would need after closing (and thus how to negotiate a purchase price).   To that end, he plugged us into a seemingly neverending network of electricians, plumbers, foundation repair people, general contractors, etc., which made getting started on the "fixing upping" relatively painless.   He even personally called some contractors on our behalf when we had a mortgage insurance glitch and got someone out to do the work on short notice on the Saturday afternoon before Easter!

So if you're in the market for a real estate agent, we think you can't go wrong by giving Eric a call!

Julie Stoakley was amazing. We are eternally grateful and so lucky for her service.

Eric worked with my us for over a year before we found our home. I guess we were a little on the picky side, not sure how many houses Eric showed us over the course of the year but it was quite a few! Eric had us set up to get notices every morning based on our neighborhood preferences, price ranges, etc., and whenever we saw something pop up that we liked we called or emailed him and he would get it set up right away. Overall we found him extremely accessible, friendly, professional, and patient.

On a random Friday night in Feb, 2012 at about 11 PM we were going through our email for the day and we found it. The house had just been listed and given the state of the Central Austin market we knew it would not last long. We emailed Eric and crossed our fingers that we could get in that Saturday. The next morning Eric had the appointment set up. Although we loved the house we had several questions. Eric did an excellent job working with the other agent, getting our questions answered so we could put an offer in that day, and helping us structure our offer so we could make it as attractive as possible. Long story short the offer went in that day, and the sellers accepted the following day. Eric also helped us negotiate a quick closing and was very helpful between offer and closing with getting us access to the house for measurements, appointments, inspections, etc. We closed in March, 2012!

My wife and I have been working with Eric for over a year (yes, a year)...he's THAT patient. Our previous realtor was more like a pushy car salesman, which adds an additional layer of stress to such an important decision. Eric has patiently shown us multiple houses and understands what we're looking for. We still have yet to buy one, but I guarantee you when we do, it'll be with Eric. Would highly recommend him to anyone, especially first-time buyers.

Eric helped me purchase a house in Allandale in 2006 and sell the same property in 2009, which was a tough market. He advised me on which improvements to make to the property prior to selling, and referred his contractors to me to help make the improvements, who were all great to work. He did a great job helping me buy the property, a great job helping me sell the property, and I would recommend him to anyone interested in buying or selling in Austin.

I moved to Austin from Salt Lake City in late 2011 for a new job. I knew I wanted to purchase, but didn't want to buy until I felt comfortable with the city. Being close to restaurants, concerts, etc was important to me, and central Austin is a lot to wrap your head around, if you're not familiar with it. Eric did a great job explaining the different neighborhoods, and showing me properties in pretty much every central neighborhood that fit my price range. He was patient, available, and professional. I settled on East Austin and found a place I wanted in June. At this point, there were a lot of properties with multiple offers going under contract in the first couple of days. The house I wanted was only 1 day on the market, and there were other agents showing it when we viewed it first. Eric helped me put together an offer that the seller accepted without offering over asking price, and without waiting to see if other offers would come in. We offered them extremely attractive terms (they were pregnant and we gave them a seller lease back to help with the move) and they accepted immediately, and even threw in the fridge! When we had the property inspected, there were minor issues to be expected, and we were able to negotiate a credit for a couple of items that I wanted fixed. At the end of the day, I couldn't be happier with my house, and with Eric's performance. I will happily recommend him to anyone I know searching for a home.

I met Eric in 2006 when I helped him publish a real estate magazine he used to advertise listings. We became friends after that and hit the lake pretty regularly. I referred friends and family to him and he always did a great job. So, when it was time for me to finally buy, it was an easy decision to ask him to help me out. I've always lived downtown, but wanted a place with a yard, so we looked in 78704 and East Austin. At the end of the day, I really liked how East Austin felt, and what I could buy over there. We looked for about 6 months and made offers on a couple of places I wasn't that excited about, but I finally found "the one" and we contracted it. The transaction wasn't very tricky - there weren't any "gotchas" that people always talk about. Eric was probably a big part of that, but I guess I wouldn't know. At the end of the day, I couldn't be happier with his performance. There's not much more you can ask for in an agent.

The Good:
:: he's a local who knows the neighborhoods. he's lived here for some time and knows what will best fit your needs and preferences!
:: he is super nice, friendly, patient, and knowledgeable
:: he will be honest with you about listings. we came to eric with some listings we found independently that we wanted to look at or that we found from our automated MLS listings he set up for us, and he would indulge us but most importantly, he told us his opinions about the house and our preferences and how they might not be a match
:: he isn't out about just selling you a house. he wants to make sure you get into a house you really like that is in your budget. that's terrific! lots of other realtors are focused on the commission only. eric is focused on making everyone happy on their big purchase.
:: he's very informative and knowledgeable. we came out of looking at houses with him with a lot more knowledge and insight than when we started the whole process. we learned about a plethora of things and also picked up some inside tips along the way!
:: he answered all of our correspondence in a timely fashion
:: he kept us in the loop throughout the process of closing on our house

The Bad:
:: none

The Ugly:
:: none

Would I use Eric again? Absolutely. Hopefully I'm not moving anytime soon, but if I have to, I know who I'll be calling to help me get on my way to a new house.

This guy is IN.

Eric recently helped my husband and I find our new house in Austin. It was a daunting task since we were not familiar with the neighborhoods or the market, and therefore plunking down a significant chunk of our savings made us very uneasy. Luckily Eric was very knowledgeable and completely understanding of all our needs and concerns. We loved his easygoing style but also had complete confidence and trust in his ability to negotiate and get the deal done. Eric was very professional throughout the entire process-he explained every step of the way, educated us on the different parts of town, and answered questions/addressed concerns in a prompt and comprehensive manner. Eric also got to know what we liked. He encouraged us to see as many houses as we wanted in order to ensure we felt confident about our purchase. After many months when we finally viewed the house we ended up buying, we knew it was the one for us. Cliché perhaps, but accurate. In a nutshell, Eric will give you his opinions (and sound advice) but allow you make the decision for yourself. Along the way he will be your strongest advocate and work hard to get the deal done. Eric was a pleasure to work with and I highly recommend him.

We have had wonderful experiences working with Eric, both as the buyers and the sellers. After helping us sell our last property (at a very fair price) in Hyde Park, we signed a lease to rent while we decided on the neighborhood we ultimately wanted to end up in. Eric was so patient with us, and we never felt any pressure to hurry up and decide. I felt like we were constantly changing our minds, and had him showing us (and our small child) houses all over Austin! We finally decided to buy an old house in Tarry Town and tear it down to build new. We knew we had to be quick when anything came up. Eric was so brilliant with the terms of the contract he suggested we put together. We ended up beating over 10 other offers (some of them were all cash, but we were not) and we got the house! He was always available to answer any questions, and ease our concerns when we had any doubt. I especially appreciate his quick responses to call/emails and his professionalism when dealing with the other agents. He is great!

My wife and I relocated to Austin from the east coast and didn't know a realtor in town, so looked online. We called a few different people and really seemed to click with Eric. He knows Austin very well, which is what we really cared about, since we knew little about the various Austin neighborhoods. Our search took us from Tarrytown, to Barton Hills, to Highland Park, to NW Hills, and we finally settled on Westlake. Well, we didn't really settle on Westlake before deciding on the house, but we found the house that fit us the best in Westlake.

We didn't move to Austin before buying, so it should have been a stressful process, but it wasn't. Eric was a big part of this. He always returned calls and emails promptly, and he never seemed put out when we had any long distance requests (going by the house to see if a certain size couch would fit comes to mind). He was great helping us negotiate the purchase price, attended the inspection for us, helped us with repairs, and met with us all morning for the walk through and closing.

I will definitely use Eric again for any real estate services in Austin. I highly recommend him to any buyer or seller.

Eric just helped us buy a house in Austin. If I had to describe him in a single word it would be: efficient. Eric was always available and whenever anything came up, he worked closely with us to address it. He was knowledgeable about the different areas in Austin that would meet our needs. His personal experience renovating houses was also helpful when we were looking at "fixer-upers." Overall we had a great experience even though we were dealing with the demanding Austin market. I would recommend Eric to anyone needing real estate assistance in Austin.

Eric is simply excellent at his craft. We were first-time home buyers and my fiancé and I found Eric extremely responsive (an incredibly important trait when house hunting) and 100% honest throughout the entire process. He never pushed us in one direction and took into account the feedback we had on each house. Those notes paid off on just our second trip out with him when we found the perfect house for us. Eric was our second realtor and was recommended to us. The difference between our first realtor and Eric was night and day. His knowledge of the local area was off the charts and we felt confident in his advice. Once we were under contract, there were some bumps in the road caused by the builder, but Eric fought for us the entire time and got the builder to give some concessions.

Eric also sold our condo in South Austin. He helped with the staging and photography and was able to get us a cash offer well-above asking price in under one week. Eric is very hardworking and we would recommend him to anyone.

I have had 4 different real estate agents in Austin and by far Eric is the best. He is the first agent that I felt was really working in my best interest, Eric spent the time to close the deal and work for the best outcome for his clients.

Overall I can't recommend Eric highly enough.

I've hired Eric to sell 2 properties in Austin. I first hired him in 2010 to sell an investment condo in Travis Heights and again to sell my own home in Travis Heights in 2012. In both transactions, Eric was an absolute pleasure to deal with. He is extremely professional and efficient. He has a lot of experience in real estate and it shows. While there were the inevitable bumps in the road in each listing, Eric dealt with everything for me, so both transactions were extremely smooth from my perspective. I will absolutely use Eric for any real estate services I can, and I highly recommend him to anyone looking for a Realtor in the Austin area.

I used Eric to sell my first property and the process went as well as I could've hoped for. I chose him based on his awesome Yelp score and he and his team lived up to it. He made the whole process as simple as possible and was easy to get a hold of if I had a quick question. He was a good combination of professional, but relaxed and easy to talk to. Unfortunately I had to move away from Austin, but I'd definitely call him up if I was looking in the area and won't hesitate to tell my friends if and when they are looking.

I don't write reviews ever, but Bramlett Realty is worth an exception. I found them on yelp after being very frustrated with my husband's buddy who is a part time realtor / musician. Great guy, but... When picking a realtor, suddenly everyone you know has a friend or family member who does real estate or even better just got their license. JUST SAY NO! This is the most important investment your family will make. We met with 4 agents after we broke up with our first and found Eric. The reviews were right - there is no comparison. He truly is in a league of his own and the absolute most important decision we made during the entire process of buying and selling a home. I was skeptical at first after having been burned so I didn't put all my eggs in one basket right away. It took about a week of working with Eric to see the difference bw him and the others. I was also skeptical bc Eric told me in April that he had closed 80 houses so far this year (the average is 6). I didn't think there was any way he would have time to answer my questions (I had a lot ) or give us the attention we wanted during the process of selling and buying. I have no idea how he does it, but Eric makes you feel like you are his only and most important client. If you text him, you'll hear back in 5 min. If you email him, within 30min and often times he'll call to go through the email with you and make sure all questions are answered. He will remember what you spoke about last week and the week before that. Eric never made me feel dumb for asking even the most minor questions and he never made me feel like he was put out at having to answer them. If it was important to me, it was important to him. I seriously have no idea how he manages to do this for all his clients but I promise you - most agents do not make this time. I worked with several "top agents" who passed me off to their assistants and didn't return a single phone call or email past the initial visit. Beyond his availability and personal attention lies Eric's greatest asset as a realtor: you build people and people build a business. He is not out to get what he can (get you in a house way over max budget for max commission and sell yours for cheap so he can get it sold in 1 day). He worked with us as if we were family. If you want a realtor who is going to be a yes man and tell you exactly what you want to hear then Eric isn't the one for you. He will give you the truth even when it's ugly and I value that greatly. It saved us many times! Again, most agents won't. Eric is extremely knowledgeable about all Austin neighborhoods and schools. It's nuts. I was shocked when I asked him about a very specific neighborhood in Round Rock and he was able to tell me the elementary school by name and which high schools were rated the best in the area and then do it again for 5 other neighborhoods I was considering. Most agents know the area they live in and have to research others on the internet and get back to you. He is a plethora of information and not just about real estate. He "has a guy" for everything. Need a window fixed? Eric knows the cheapest and best. Need a new air conditioner? Eric has a guy from San Marcos that can get you the same unit installed for 2k less. Seriously, anything you need done, he can point you in the right direction and follow through with you to make sure you we're able to get an appt etc. Actually, he set up most of the appointments himself even. He went above and beyond over and over again.
This man negotiates the bejesus out of a contract. It's such an important part of the process! We negotiated the sale of our new house to the bone and when it came time to negotiate repairs etc on our old house, Eric somehow got a $40,000 list of repairs down to $500. I'm serious. Most of it was pointing out an inspectors mistakes, but Eric took the time to send the buyers source after source via good old google proving their inspector was in the wrong again and again. Most agents would not take the time to do that, nor would they have the knowledge. He has a way of making the other party (buyers or sellers) feel like he is being fair, equitable and reasonable - mostly because he is. Eric was also able to talk my husband and I down from a ledge many, many times when we were anxious, ready to walk or in a rush to hurry things along.
Lastly, Eric's team is stellar. His Assistant, Bailey, took me to see a dozen houses or more with a smile on her face, at the drop of a hat and on my schedule! She brought me furniture to stage my house to sell, flyers etc. She is extremely efficient, knowledgable and if that weren't enough - a super kind and caring person who my toddler fell in love with instantly. Eric also has a stager (invaluable) and a professional photographer whom he pays for when he sells your home. It makes a huge difference. Again, Bramlett Realty is the most important and best decision we made in the whole process.

Bramlett Residential helped us sell our home and buy our next one over the last few months and the experience was terrific. This was our first time selling a house and we needed a lot of expert help to determine how to best position our property for sale. Our house sold in a day for about 5% more than we listed for. On the buying side, he knew how to make our offer competitive and how to best negotiate during the option period, saving us a bunch of money. Eric is a mastermind. He also uses resources most others don't, like staging and professional photos, both of which he pays for.

Throughout the process, Eric and Bailey and team were always available and responded quickly to our million questions and met us basically whenever we needed them. Never pretentious, never made us feel like they were too busy. Great people.

Eric made the process of house hunting extremely easy. He or one of his colleagues were there every time I made a last minute "I saw a new listing! Can I see it in 30 minutes?" request and always happily answered my millions of questions. He is extremely knowledgeable about the Austin real estate/housing market and more importantly, very honest about his opinion on listing prices. He was never pushy, even when we hemmed and hawed about submitting bids. We decided to put our house hunt on hold for now, but when we resume, we will 100% work with him again.

Being a first time home buyer itself can be very intimidating and added to this, the rate at which good homes were selling quickly had us worried about the home buying process. We were referred to Eric Bramlett by my brother. He did not disappoint at all. Eric was very patient with our questions and always gave good detailed explanation.

Few things about Eric that makes him standout from other realtors.

  1. Knowledge: Eric has deep knowledge of the market and is well informed.
  2. Availability - Eric was available round the clock to answer our questions. You can text/call/email him and be sure of getting an answer in less than 2 hours (2 hrs. being the worst case scenario)
  3. Contacts: Has access to a lot of resources. Ask him a contact for a small stuff like a home insurance agent or something big like loan, Eric would've a contact for you instantly.
  4. Inspection process - Eric patiently walked us through the inspection document and not only helped us prioritize the problems but also negotiated with the seller for the repair costs.
  5. Post sale support: On the closing day, Eric met us at the title company and sat through the whole 2 hours to ensure our questions were answered during the title transfer process. Not just that, Eric touched base with us a week after we moved in to ensure we settled down okay. Talk about great customer experience.

To summarize, Eric Bramlett is the best realtor in Austin, hands down.

Tara McGuire handled the sale of our home based on the recommendation of a friend, and she more than exceeded expectations! Her diligence, thoroughness, and skill throughout the process led to our home being sold quickly and efficiently above the asking price. Highly recommend!

We tried to sell our house 2 years ago and it was a big failure. Our previous real estate agent was not able to sell the house over 2 months and addition to this we received way under offer for our house. We obviously did not make a good choice. This year we wanted to try it again. But this time we knew how to choose our real estate agent. We researched on the internet. My husband and I came up with real estate agents' names. We interviewed with them and ask how they work how their style and we listened their advices. Eric was my favorite from the beginning. He knew what he was doing. He has great knowledge and experience and this shines on his confidence on his work. His crew and he is very fast. They gave us great advices. We did not need to stage our house for thousands of dollars. He set an appointment with a professional staging advisor for free. He also gave us great tips on how to sell it fast and best market times. His crew worked with us in every step. We put our house on market and it got an offer within 2 hours and 11K higher price than we asked for. All our work paid off. Now we are building our new home and we have Eric as our real estate with us. He is great at his job. I strongly recommend hiring him for the best and the fastest results.

Eric and his team were very professional throughout the selling of my home. Eric would return emails and phone calls promptly. He knows how to get the highest price for your home using strategies he has learned through the years. I would highly recommend him for your real estate needs.

When we started looking for our next home, we wanted a team committed
to the process of our family moving to the next home. We did not want
a realtor that just took advantage of the fact that you need a
realtor , and just wanted to cash the 3% of the transaction of
selling/buying your home. We had two previous experiences, in both cases
the realtor, just built expectations to convince us to buy/sell
the property, and then crushed us with a depressing reality to force
us to sell/buy under unfavorable circumstances, cashing their
commission and walking away.

Eric in other hand, explained us the current circumstance in Austin
Texas. Set up the expectations to a reasonable level. Pointed all
the flaws in our home and explain the best way to fix them. He
adapted to our needs and worked around them. He is very professional,
and he has a team to support his clients. He offers a professional
stagger and a professional photographer, (compared with the previous
experience where the realtor just used her daughter to take the
pictures or used her cell phone to take the photos). Eric always has
more than one possible alternative for any issues that pops up in the
process of selling/buying a home.

Eric makes an effort to offer all possible paths/option in the process
to do a real estate deal and he takes the time to ensure his customers
understand the most probable outcomes of their decision . At no point
in the process we fell any kind of pressure or frustration from him or
his team. He always try to accommodate his customer request.

I will recommend Eric to anybody interested in doing a real estate
transaction. Bramlett Residential Real Estate is a good partner to
do business.

Eric Bramlett was a rare and valuable find when it came to me looking for a real estate agent - I'd consider anyone reading this very fortunate in fact. Eric had the unique ability to put himself squarely in my position, while superimposing the years of experience that a first-time buyer like me was lacking. Added to that was his no-sales-pressure approach, warm personality, promptness in replies, and a no-nonsense approach to doing business. When we would walk into a place, I had complete confidence that he would know if it was a place I should be considering, or just a waste of my time.

Just for some more background: I'm someone with extensive experience in investments outside of housing, and for a long time had thought "I can buy a house without an agent". But after the time I spent with Eric, I've changed my opinion quite a bit. While I still think I could buy a house without the help of the average real estate agent out there, I would never, ever buy a house in Austin without using Eric. It's too big a decision, there are too many pitfalls, and he's just too valuable a resource.

I had a great experience using EBRRE for buying an investment property. Eric is extremely knowledgeable about the buying process and really helped us make a good, informed offer on a home that already had multiple offers on it. He was a professional negotiator once our inspection came in, and he made the closing as smooth as possible. His advice and experience were invaluable throughout the whole process. We will definitely use Eric again, and frequently refer friends to him.

Eric helped my wife and i with a NO HASSLE house sale! we were on the market and sold in a flash and it was all thanks to Eric and his Fantastic team. These Guys (and Gals) are the BEST.

Eric Bramlett of Bramlett Residential is the most knowledgable agent/broker I have ever worked with, and really went the extra mile for me. He knows every inch of the Austin market and patiently helped me select the best property and area for my needs. I can't say enough about his integrity, diligence and commitment to his clients.

If you want the best, I highly recommend Eric Bramlett and Bramlett residential.

Working with Eric and his team was absolutely outstanding. Since I was selling a property while living out-of-state (California) I expected a lot of problems. But Eric monitored and controlled everything so well that it all went smoothly.

While having a good real estate team is obviously important, it's also important to have a relationship with a good title company, appraiser, etc. and Eric has some of the best. They were all professional, knowledgeable, and friendly.

And to top it all off, he sent me some good ol' Texas BBQ ribs! How does it get better than that! I highly recommend him and his team. And I also recommend you ask for some ribs at closing too. :)

Eric is the best! Whether you are buying or selling a home, if you want an expert realtor who will work for you, put your interest first, and whom you can trust completely, hire Eric. He came to our rescue and navigated us through the crazy terrain of the Austin real estate market.

The last time we sold a home was 23 years ago; and we had no idea how much different it is today to do so. As a result we initially hired a realtor who did not arrive with comps and a suggested price for our house and who gave us a price only the day before listing it. And then she had no strategy when the house was not immediately snapped up. It quickly became apparent her strength was as a buyer's representative. We ended our contract, took the house off the market for one precious week, and sought out someone else.

Thank goodness we found Eric. He arrived at our home the day after we first reached out to him, fully prepared with comps, a thorough and convincing analysis, and suggested price and strategy. He held our hands throughout the duration of the listing, calming our anxiety and made invaluable suggestions for the new home we had under contract, even though he did not represent us in that transaction. He has an amazing list of references for every type of work an older home might need. What would have been a tortuous process became bearable with Eric leading us forward.

He is the unusual professional: as strong representing sellers as he is buyers, down to earth, authentic, and sincere. He's one of the very best in town.

If anyone is looking to re-locate to Austin or to purchase a home, I'd recommend working with Will Mackintosh at Bramlett Residential. He is professional and very experienced with the Austin market & surrounding areas. I was flying into town from NY for just a few days and communicated with Will via email. I was interested in a few condos and he quickly responded and provided me with a detailed breakdown of rent comps and an investment analysis on all the units I inquired about. This included HOA fees, estimated mgmt fees, insurance, interest rates etc. The data helped me understand the market and also the appreciation values year over year. Receiving this prior to my arrival was great. This shows how prepared Will is as an agent. He works with #'s and that's the most important thing when considering a purchase.

Will was friendly and kept me realistic when it came to what I could find with in my budget parameters. He even put me in contact with a local lender who I connected with to answer my questions in regards to loan approval and interest rates for investment or secondary properties. Having fast and good client service is important when you are making a buying decision. Will was quick, responsive and very helpful for someone looking to re-locate.

We worked with Eric's team on selling our previous house, and are in the process of buying a house with him. He is very easy to work with and extremely knowledgeable about all things real estate in Austin. With his advice on some updates/repairs before selling, we avoided wasting money on some costly work, and made some other improvements that really added value and increased selling price. Eric was there to help us with each step as things progressed. Eric and Bailey's help and responsiveness has been excellent in both buying and selling. We have recommended Eric to friends and look forward to using him in the future.

Talk about a great experience!!
We were looking for a buyer's agent to help us in our UT Austin campus area condo search (we are from WA so we had one weekend to cram it all in). We checked out several realtors online reviews and decided to go with Eric Bramlett Residential Real Estate.
We were connected with WILL MACKINTOSH - who is terrific to work with. He really listened to what our needs/wish list were. He forwarded us listings before we arrived in town so we could set up a "tour of listings". He knows the area/surrounding areas in depth. He gave us great unbiased input.
We ended up purchasing a great Hyde Park condo at a price we were comfortable with. It went super smooth since we had to close the deal long distance.
There were a few minor repairs/handyman type work that we totally knew about and Will assisted us and made sure himself that it got done professionally and promptly.
If you are looking for real estate in the Austin area Eric Bramlett Residential Real Estate will not disappoint!

Eric Bramlett did a good job representing us. We would use him again for future real estate needs.

Some realtors just want a quick buck, then there are others who go above and beyond to satisfy the client regardless of the payout. Eric Bramlett and his team were very knowledgable of the entire Austin area, which was crucial as we relocated from California. Even though we decided to rent for a year to get to know the area, Eric still helped us find a rental home and even helped facilitate our rental agreement. We didn't even ask for help with the rental search. He offered it and we couldn't appreciate his help enough! Bases on our experiences with Eric Bramlett, we will use him in the future if we decide to buy a home in the Austin area.

We worked with Tara McGuire to sell our rental house in Austin after we moved to Seattle. I expected it to be a difficult process since our tenants left the house in poor condition and we were 2500 miles away. Well, it actually ended up being a very pleasant experience. We met with Tara a couple of months in advance to formulate a plan and then her team began working immediately after our tenants moved out. They had the house ready within a couple of weeks and then it sold a few days later. I couldn't be more pleased with the level of service!

Bramlett Residential helped me and my family find a perfect home and keep a deal together with a difficult seller and lender that delayed my closing.

Since we were relocating to Austin, I was looking for a broker that would be more responsive and give us a better level of customer service. Eric and his team exceeded our expectations. He responded quickly to all our requests, and worked with us and our unique requirements (over a 6-8 month period) even though we were unsure about what we wanted at the outset. I found that he has a deep understanding of Austin real estate market, and an uncanny ability to quickly lay out the trade-offs of living in various neighborhoods. Finally, when we were interested in making an offer for a home we liked, he encouraged us to look at alternate options to make sure we were confident in our decision about the house we wanted.

Since we were unable to close on time due to lender delays, Eric was instrumental in working with the listing agent to keep the deal together and negotiate extensions with a difficult seller and frustrated buyer (us). During this period and after we closed, Bailey (on Eric's team) ensured the inspection was done immediately , completed the final walk-though for us, and helped us set up the house the way we wanted since we were not moving for another month.

I highly recommend Bramlett Residential if you are looking for a broker that is sharp, diligent, very knowledgeable about Austin real estate, and works alongside you to meet you and your family's unique needs in a new home.

We met Eric back in 2007 when he helped us find a home to rent. We were abroad and mostly communicated through lengthy e-mails. It was amazing how smoothly and efficiently he helped us find a house. When we finally decided to buy a home last year, we didn't hesitate a minute and contacted him. He did it again and helped us find our dream house.

Eric is highly professional, knowledgeable, and reliable. He is informative, systematic, backs up his recommendations based on data, appropriate advice on strategy, and eager to communicate with you. But he doesn't stop there. No, he goes further than that. He will answer all your questions no matter how tedious, repetitive and annoying they are. He always has a way to encourage and help you in your moments of doubts and frustrations. He knows buying a home is not an easy task. He can always give you an objective opinion and assessment of things, which really helps when you feel unsure. He doesn't push his opinions on you but when it is time to act he is ready to guide you through the process without hesitation. Buying a house can be overwhelming and Eric has genuinely helped me step-by-step through the whole process. Thanks to him we came through as the winner of multiple offers on the house that we really wanted.

But what really makes Eric stand out is his integrity and trustworthiness. You become to appreciate his honesty, readiness to help, patience and composure. I really look forward to working with him on other projects in the future.

And don't want to forget Bailey. She is just as much a great person to work with! Thank y'all~!

We are first-time home buyers, and were looking for a knowledgeable and reliable realtor to help us with our search. And I'm petty sure we couldn't have found a realtor better than Eric! He was very accessible over the phone from Day 1 all the way till closing. In our first meeting which lasted about 30 minutes, he very quickly understood what we were looking for and what factors would work as positives (or negatives) for us in the home search (even including criteria that we hadn't explicitly told him!). Eric promptly got in touch with a bunch of builders the same evening and made a schedule for us for the next few days. He was patient and worked with our schedules. Eric drove us by various neighborhoods he had shortlisted for us to help us get a feel for what we would like in a community. He would readily pitch in with his thoughts when we had questions about either the construction or the neighborhoods or anything else.

What we liked most about Eric was that he was never pushy during the whole process, never in a hurry to get us to close on a property, yet gave us valuable advice on the homes. This helped us narrow down our options relatively quickly, and his inputs enabled us to prioritize our criteria better. We had been independently looking for homes earlier, but this was definitely productive use of time. We found our new home on Day 3 with Eric, and he helped us with the negotiations and paperwork too. He was there all the way till the end making sure that everything went smooth, and now we and moving into a wonderful home!

I'd definitely recommend Eric for all home buyers, he's simply the best in town!

We were so lucky to have Eric recommended to us. My husband and I have worked with our fair share of real estate agents in the past but Eric is by far the best agent we have ever worked with. I would highly suggest using Eric and his company to anyone who finds themselves a new-comer to Austin, because he was not only able to help us navigate the different neighborhoods but after a brief consultation, was able to pinpoint exactly what we were looking for.

When you work with Eric, you never feel like you are "out of the loop". He is incredibly easy to contact, communicative, and doesn't leave you waiting for updates. In addition, his office staff hold to the same standard of ethics, which lead to a smooth transaction from start to finish.

What put Eric above the rest were the actions he took AFTER our closing, when the previous owners of our new home had decided to leave their former residence in poor condition. Eric stepped in with personal assistance in order to make sure that we began a happy start to our new lives here in Austin. Eric is 100% committed to the satisfaction of his clients, and his dedication shows in everything he does.

I've employed Eric and his team to purchase twice and to sell two properties. So, I feel like I know quite a bit about how they work, and I couldn't give them a higher recommendation.

On the sell side: Eric is very systematic and thorough, and selling my first home I talked to quite a few realtors, I was really comfortable with Eric and his team, never feeling like I was asking a stupid question, and I asked a ton of questions. He has a great team of staff and contractors that helped me stage the homes, photograph the homes, last minute repairs to help the value, and they marketed the heck out of the homes. He gave me great advice with regards to pricing and strategy. We sold with multiple offers on one property (above asking) in a hotter area of town within 24 hours of listing and we sold very close to list price on a second property in a less hot market. He was available and promptly returned calls and emails. After we were under contract, he helped us negotiate repairs and kept us informed until we successfully closed. A+ all around.

On the purchase side: Eric is available, informative, and honest. He or Bailey were always available to view any property within 24 hours, usually just a few hours and they helped me look at the pros and cons of each property. I wasn't rushed in any way, and again I was comfortable looking at enough homes to make sure I got exactly what I wanted each time. Eric provided honest opinions of each neighborhood and the market value of each property. In short, he didn't just try to get a quick sale, but really helped me through the process (This proved it's value as my first purchase through eric we sold under a year for a substantial increase in price)

I have recommended Eric to a number of friends and family and will continue to do so. He's a true advocate for his clients and I absolutely enjoy working with him, I hope to never move again, but if I do I know who I'm calling first to sell.

I have known Eric Bramlett since we bought our first home in Texas with him five years ago and I would still recommend him as a realtor. He knows the Austin market and will be able to provide you with the insight you need to make an informed decision about selling or buying a home. One of the things I appreciate about him is that he is very accessible and prompt in his correspondence, I also like the fact that he doesn't push you into making decisions. He is very easy to work with and when its all said and done you will consider him a friend.

I was referred to Eric by a friend a few months ago. I was considering another rental property (gotta pay for the kid's college somehow). This will be my second rental property, but its been more than 10 years since I purchased my first so Eric has been helping understand which emerging areas of Austin still have upside for appreciation and balancing that with cash-flow. Right now is bad time to make a mistake as many areas are overpriced from an investment standpoint.
Eric's knowledge of the market, the city, and the industry is really impressive
I have looked at a few options with Bailey and while I haven't pulled the trigger on anything yet, I have had a really good experience so far.
I know I will find something that will work out well and I have feel really comfortable with Eric and Bailey.
I truly recommend Eric & his team to anyone who needs help in the Austin real estate market!

Eric sold my Austin rental home in March 2017. Highly recommended, he knows his business well. I'm an out of state owner from CA who's active in real estate in my home state. I think my real estate experience gives me insight into what most agents are lacking, and I was impressed by Eric.

Eric has strong analytical skills. He can break down issues into the underlying parts and then present you with an menu of recommended actions. I like this approach because it gives you the ability to make an informed decision on your own. There's no high pressure sales tactics; he was very patient in our discussions. He lays out the facts, gives you options with potential pros/cons, and you make your decision.

I needed someone who could handle the sale without my local presence. My sale was challenging because it was a rental with some deferred maintenance. He has a great team of local vendors and is also well versed with repairs, which furthers his understanding and ability to analyze potential situations.

Eric's goal was in line with my goals. We first listed my home in late 2016. The Austin market is very seasonally cyclical and we received several offers, but none that were high enough. Instead of pushing to close on a offer lower than what I felt was acceptable, he suggested we take the house off the market and return the following spring. Several months later we went back of the market and were able to sell my house successfully.

He is very responsive in all communications and paperwork. Typically, I would receive a response within quickly and if he was busy he would let me know when he would be free. Many agents are so busy nowadays that paperwork gets a back seat to closing deals. As the world gets more litigious, the need for complete and timely paperwork only increases. Eric's back office is well organized. His team makes good use of technology to keep everyone abreast of the current situation and make sure no small item gets left undone.

If you're in need of real estate services in the Austin area, Eric would be first one I would recommend.

Just recently my wife and I began our search for a new home. Several of my close friends suggested Bramlett Residential so after much research I decided to call. The advice I receive in my first conversation with Eric solidified my decision and I knew I this was the group I wanted on my side in our home search and contract negotiations. The attention and treatment I received while working with the staff of Bramlett Residential was second to none! I would strongly recommend Eric and his team to anyone that asks!
