First Time Home Buyer
Vicki Duran is great! As first time home buyers, we were looking for a realtor who could help us through the entire process patiently and comprehensively, and we are glad that Vicki contacted us in response to our request on the Bramlett Residential website. From the start, Vicki was extremely responsive, at all times. Every text, email and call responded to within 30 minutes, if not sooner. Vicki's guidance and knowledge helped us to narrow down our MLS filters and modify as necessary. We were making notes/posting questions on the MLS portal and were pleasantly surprised to see that Vicki was also reading them and giving her thoughts on each of those. Once we started shortlisting houses that we liked, Vicki would promptly work with the listing agents to make the appointments, even if we found a house that we wanted to see on the same day. Within 7 -10 days of contacting Vicki, we found a few houses that we considered putting offers on. Vicki was very quick and detailed in writing up the offer and it was selected, even in a multi-offer situation. From there: getting all the important inspections scheduled at short notice, in the short option period and then outlining the entire process towards closing, taking care of the smallest details and following up as necessary, Vicki continued to persevere and go above and beyond to ensure a successful closing. Working with Bailey Moran was by far one of the highlights of our home buying experience. As first time home buyers, my fiancé and I knew that we needed a fantastic realtor who would help guide us through this journey, and we certainly hit the jackpot with Bailey. From our first intro phone call, Bailey put us at ease by answering all of our (many) questions, while also providing her expertise and giving us insight into what makes for a successful purchase in the highly competitive Austin housing market. Bailey was incredibly knowledgable about the areas we were interested in, and was always flexible with our schedules to ensure we were able to visit homes as soon as they hit the market. Craig McGuire was awesome!!! This was my very first home purchase, and he helped me every step of the way. I had only spent a few months in Austin before moving here from California, and Craig showed me homes all over the city until we found the best neighborhood - and ultimately, the best home - for me. I truly appreciate Craig's close attention to detail, full transparency, and patience. Never in this process did I feel pressured or rushed, and he answered any questions or concerns thoroughly. And as a first time buyer and new Austin resident, I had SO MANY questions! Even after closing, I've texted Craig for recommendations on painters, lawn service, security, etc. and he has been extremely helpful while I get acquainted to Texas living. During an otherwise stressful year, Craig made my first home-buying experience smooth and exciting.
Summary: Work with Linda Baddour at Bramlett if you want a quick and easy close! My fiancé and I decided to start looking for our first home earlier this year and worked with Linda Baddour at Bramlett Real Estate. We were both familiar with how crazy the market had been and were discouraged when we learned that most houses that we would have wanted in the Austin area were getting offers $100k over asking and waiving appraisals. Although it was intimidating, Linda kept us informed of any changes or possibilities every single morning and ensured us that she would find something for us. We definitely kept her on her toes by changing the locations/property type/price range we wanted to look at several times! I told her that the school system important to me and she sent over rankings and stats at every area we were looking at. Linda never failed us at any point and rolled with the punches, while also keeping an eye out for our previous interests. She even went as far as to take time out of her day to show us a house on Easter! She eventually found us a VERY rare gem that happened to go on the market and when we decided to go forward, she acted swiftly and quickly and WE GOT IT! We only spent a little over one week working with her and she was able to get us under contract in that time. As a first time homebuyer, I was expecting this to be an incredibly arduous process, but Linda made it easier than I could have ever imagined. I would 10/10 recommend Linda Baddour and will definitely be working with her for any real estate needs going forward! I want to thank Linda Baddour so much for helping us get into our first home and make it such a pleasurable process at a time that should have been incredibly stressful. She's the best!
The transaction went very smooth. Craig was very knowledgable and helpful every step of the way. This was our first time buying new construction and Craig was very helpful in navigating the ways it differs from buying an existing home. Honestly, Craig went above and beyond. We were out of state buyers so Craig was literally our eyes and ears on the ground. He especially went above and beyond after the ice storm. On the day he got back in town (after being strand out of town himself due to the storm), he went over to our house to inspect it for any damage related to the storm that would have delayed our closing which was 2 weeks away.
I found Linda Baddour with Bramlett residential through research on Yelp, and so happy that I did! Being new to Austin and a first time homebuyer, I was pretty apprehensive about the process but Linda walked me through every step and was so patient with all my questions and concerns. I was most interested in a new construction home and Linda was very knowledgeable of all the builders in the area and referred me to a great inspector once it came time- she is definitely well connected in the area! She was always super responsive to texts, calls, and emails, which was especially impressive during the craziness of Spring 2021. Simon Vand helped us buy our first home during a very chaotic time in the Austin market. I would recommend him to anybody looking for a home in the Austin area. Simon is knowledgeable about every market we looked in, about negotiating with different types of sellers, picking mortgage brokers, and also house quality and integrity. While we looked at properties, he helped us understand potential issues and red flags. He learned our needs and preferences very quickly which really helped get us in the right area and the right type of house; he knew we had found our dream house as soon as I did! I was always really impressed by how much respect he showed for every house we visited, making sure we left them exactly as we found them, every window and door locked, every fan and light switched off, no footprints or smudges anywhere. Simon is an honest agent even when he could benefit from leaving out details or letting us get carried away with high offers. He was respectful of our financial situation and never, ever pressured us to offer more than what we were comfortable with. Simon helped us write competitive offers in many parts of town and his suggestions helped us buy our house without going over other offers. Even on losing offers, we were never discouraged because we were sure that when the right place came along, Simon could help us land it. He helped us understand every part of every offer we wrote and consulted us on absolutely every decision, even when there were "standard" ways to do things. He was always very clear about our rights as home buyers and all options available to us. He always respected the seller's agent positions and communicated with them honestly while advocating for us 100%. Simon was always available to answer questions quickly and made himself available around our schedule to show us properties. We knew of course that he had other clients but always, always, made us feel that we were his top priority. When he went out of town for a week, he was still available for questions and he set us up with a fellow agent, Tyson, who was also really great about showing us houses quickly. With Simon's help, we closed our house a week before we expected to in a time when buyers were missing closing deadlines left and right. We will call Simon again in the future if we ever list our house or want to buy another property, no question.
Lauren was amazing every step of the way in our journey to buying our first home. She is clearly very knowledgeable in the Austin market (and surrounding areas) and the general real estate market and process.
