My wife and I are relocating from SF Bay Area to Austin and he has helped us out every step of the way. He did not pressure us whatsoever or try and sell us on any property, he was very candid and made sure we were comfortable with our purchase. To show what kind of standup guy Eric is, we were driving from one house to another and there was a HUGE turtle in the middle of a busy street. He pulled over, stopped traffic, and moved the turtle to safety! What more could you want from a real estate agent! LOL


Eric has represented me as both a buyer & seller. He sold me an investment property in Austin in 2007. He was awesome to work with throughout the transaction, knows a ton about Austin, and just real estate in general. In January 2014, I decided I wanted to sell the property to free up some cash. Since Eric was great to work with on the purchase, there wasn't any question I'd use him to sell the house. We went over pricing for a bit, looked at the market, etc and then came up with price. Eric spent a week or so getting everything ready and we had it on the market. Long story short, we had a cash offer in less than a week. After the property was under contract, the Seahawks beat the Saints and were headed to Jersey for the Super Bowl (I'm from Seattle and live in Seattle.) Eric was able to get the property to close a week ahead of time, so that I had great seats for the game. Since I've worked with Eric on both a purchase and a sale, I can say with confidence that you won't find a better agent in Austin. He's fantastic and you should hire him immediately. He's also a great guy.


My wife and I worked with Eric as our buyer's agent over the span of over a year and a half. He was very patient and never pressured us into buying. He is experienced in investing and remodeling homes in Austin, and has value-add in terms of estimating the cost of improvements while viewing homes as well as referring to his preferred contractors. Eric is very knowledgeable about the Central Austin market - we were looking in Rosedale, Tarrytown, Clarksville, Judge's Hill, Allandale, and Old West Austin. Eric had value-additive input on all these neighborhoods. I would recommend Eric for any type of purchase in Central Austin - new/newer home, project/older home, lots/rebuild projects; Eric can add value on all of these. Eric is very responsive and honest, and an overall good buyer's agent.


My experience with Eric and his team was so good that I had to create an account just to write a a review for them! My wife and I bought a house through Eric this past May and also used his company to list and rent our other property. We were blown away by the amount of information Eric can provide about a house and its potential. Being an Engineer I can really appreciate how data driven he is and can help even a layman understand what the numbers say. Both Eric and Bailey understood our target neighborhood really well and helped us narrow down houses even before we went to take a look. This insight really helped us come up with a competitive price when we made the offer on the house we liked and kept us informed throughout the process. We have been very impressed with Eric, so much so that most of our closest friends have either bought through him or are in the process of buying a property through him.

Eric is a fantastic real estate broker. He's extremely knowledgeable of the market, and very patient. Eric has been helping me with an Austin purchase for over two years now. I'm making the purchase from DC, so it can be stressful, especially in a fast market like Austin's. We had a property under contract about 6 months ago, but it didn't work out, as there were just too many items that came up on the inspection. The whole time, Eric was very supportive, and didn't pressure me to go through with the deal. Since I've been looking for so long, I've gotten to know the different neighborhoods in central and east Austin very well, and Eric was the primary reason why that's happened. The only downside to looking for so long is that the market changes, but Eric keeps me up to date with the market trends, so I always feel like I know what's going on. Although the market was very competitive I trusted that Eric could help give me the edge on my competition because I knew he had a very good knowledge of the Austin market and that he had a reputation of working hard for his clients. Eric came through and got me get a great deal in the exact location I wanted. No small accomplishment in the red hot Austin market. This was my first home purchase and he couldn't have been more helpful in explaining to me what was happening at every step. He couldn't have made this deal any easier for me. I got introduced to Eric when he helped us find our rental apartment a couple years ago. And the experience was so pleasant, that when we were looking to buy a house, we went straight to him. And boy am I glad we did. As a first time home buyer it was important we had a realtor who was both knowledgeable and patient with the several questions we had. Eric gets high points on both. Plus he is not pushy. When we went under contract for a property where the seller was not willing to pay for the repairs, instead of pushing us to pay the extra few thousand for repairs, and be done with his job, Eric recommended that we continue searching for the right property! Initially we had ruled out fixer uppers because of our inexperience. But Eric guided us through that process like the expert he is - I have learned a LOT from him. And its only because of his guidance, that we felt comfortable going ahead with a property that had everything we needed, except it needed a lot of work. He went above and beyond, by helping us make smart/cost effective renovation decisions to ensure we get our money's worth. And I still call him to get his advice - you can clearly see that he genuinely cares about it. He is not afraid of answering specific questions you might have, and won't hide behind "Oh, that's a personal decision you need to make" or "I am not sure how much that would cost". He will tell you his opinion if you ask him nicely :) and that was a HUGE thing for us as first time buyers. The house we liked received 7 offers, and one of the reasons we got the house was because we had Eric on our side. Here is a direct quote from the listing agent's email informing Eric we got the house: "The seller has decided to go with your buyers because ..... we liked your professionalism in winning this contract for your buyers". He is bloody good at what he does! Goes without saying that I will be looking to him for help with any future real estate transactions.


Eric provided outstanding customer service throughout the entire process. This was our first time selling a home and we needed a lot of guidance. He helped us plan out how much to invest in improvements to prepare the house for sale and walked us through each step of the process so we knew exactly what to expect. After we were done the house was in great shape and we received multiple offers. Overall a great experience.


Eric sold our house in Austin for more than we thought was possible in less time than we imaged. What more can you say? Well, I'll try to add more color just so this doesn't seem absurdly short. He knows the Austin real estate market essentially intuitively. He has "a guy", or gal, for anything that needs fixing or remodeling. His staging lady is an ace. He's professional in a line of work that attracts a lot of halfwits and flakes. If you've ever sold or purchased a home before, you unfortunately know what I mean. He's always working and always available, which must be terrible for his personal life but is fantastic for you if he is selling your house.


Spoke with Eric today and he gave me free advice regarding a property I have for sale. He was exceptionally helpful in explaining how homes are valued. He was patient, kind and responsive. If you need help with real estate, give him a call.


Eric is the one of best realtors in town.. We leased our house in 2014 and Eric was able to find a tenant in just less than 1 week.. We were working with another realtor for over 3 months before we switched to Eric. The whole experience was very pleasant, very professional.. Eric is ALWAYS available for help/consultation.. He is patient, knowledgable and friendly.. His recommendations are very clear and very soon we started a good feeling working with him. Oh, I forgot to mention that I still call Eric once in a while for real estate questions. Eventhough he is not obligated to help me, he patiently explains me all the options I have and helps me make an informed decision. He has helped us find good handyman references. I honestly cannot say enough good things about Eric. Best real estate agent I have ever used. I've bought and sold a few houses and have worked with some good Realtors in the past but Eric and his professional staff are by far the best team I have ever had the pleasure of working with. Through the entire process they were very attentive to my needs and kept me informed on the status of everything every step of the way. I got the "turn-key" service I wanted (Eric arranged for a contractor, photographer, professional staging etc.) One of my biggest pet peeves is real estate agents that don't bother to hire professional photographers and do quality staging when listing a home. My listing was well written and the photos were of excellent quality and the staging was magnificent (see photos). Eric and his team definitely knows their business and really helped me in selling my home. He never made me feel rushed and there was never any pressure to make a decision. If I could give him a 6 star rating I would.


Eric just keeps on giving. Two years ago he saved us from an ill-conceived decision to hire a (read: the wrong) broker to represent us in the sale of our home. And that alone would have been enough, but Eric also advised us in the by-owner cash purchase of our new home - without representing us in that transaction(!) - by putting us in touch with contractors to refinish wood floors and install a new central heating/air system. Fast forward two years - we are ready to rebuild the garage, this time with a studio apartment on top of it, and finish out the attic into livable space. Our first stop at our longstanding bank for a home equity loan proved disastrous - their appraiser's incompetence led to a too-high interest rate and unnecessary points. So we called Eric, who put us in touch with a mortgage broker, whose appraiser immediately saw the real market value. The result: much more appropriate terms, which of course we accepted. What does this mean? It means that in 5 or 6 years we plan to downsize into retirement bliss; and when we do, Eric will represent us in BOTH the sale AND the purchase transactions.


Eric helped me prepare and sell my property this summer and did a great job. I needed someone who could tell me what repairs and improvements I could make to get more for the house and he did just that. He gave me a list of fixes and helped refer me to reliable people who did the work at good prices. Eric even picked out the carpet for me! Before we listed the property, Eric helped get everything ready for pictures and sent over a really good photographer. The listing looked great and we sold for more than any other house in the neighborhood in the first weekend!!! Eric is really good at his job. He has a lot of experience and gives great advice. He has a great team, but I never felt like I was passed off to other people because he was always available for a call or email. After we went under contract, he didn't disappear, and was always around for any questions I had. I really enjoyed working with Eric, was very happy with the results we got, and would recommend him to anyone who needs to sell a house in Austin.

First let me say, one of the best property managers and real estate guys I have met. The history of myself and the Eric Bramlett Residential Real Estate team is by far a great combination and defines the term "one-stop" shop. Upon inheriting my Aunts Property, I interviewed three Property Managers, Eric Bramlett presenting himself the most efficient based on his walk through and initial consolation. His goal was not for me to sell the house or rent the house, but more so in providing me with the best information possible in order to make an informed decision. This was done by his expertise within the real estate industry and knowing the Austin Real Estate Market in selling and renting a house. He referred me to various people he was affiliated with even if he wasn't chosen as the real estate agent or property manager. Upon obtaining his services, I was introduced to his team, whereby everything is automated in allowing me to fully be informed 24 hours a day based on my login and password. I was able to monitor the status and progress of the house which takes a lot of the stress off wondering how things are going. If there were any concerns, Eric and his staff promptly returned phones and discussed all issues to include recommendations in clearing up any mis-communication or mis informed information. As me and my family discuss other properties, Eric and his staff is always discussed based on their performance, professionalism and knowledge of the Austin Market.


He is our realtor for the second attempt of sale. We felt we rushed in a little bit with our first choice. This time we wanted to be careful. We wanted to find someone with good rating and experience in our area. After interviewing a bunch of realtors we finalized 2 of them. It was Eric and one other. The question that really sold us was " Are we ready for the Market?". Everyone including the finalized other said Yes. Only Eric said No. He gave us a legitimate explanation for No. We were sold. Probably the only realtor who said we are not ready. We really appreciated his honesty. He did say, making money has not been the key growth of his company. He was absolutely right. I saw many homes came on to market in Nov-Dec period and just stayed there. We came on Market in Mar and got a closing offer in May. Having told you my story. He has been very professional in his approach. Takes your mind of unnecessary worries, Does not let you believe in rumors, does not push you to do unnecessary repairs, Gives you straight replies about the Buyers/ Sellers. His system is very sophisticated, you don't need to bother him nor does he, to get buyer feedback. I gotta say though we were in Steiner ranch our house had some short comings. I gotta say it only takes professionals like Eric to sell homes who have hard time find its new family. I would recommend him for all my friends, family and anybody who lives in the Austin city limits.

Eric is the only realtor we will ever use in the Austin area! The summer of 2015 Eric sold our renovated condo in one week. His team was professional and worked together seamlessly. In our initial consultation we interviewed two other top sellers in the Austin area. Eric beat them out handsdown. One of the competing realtors bragged about quick sells but would not go for top dollar and we felt they made an assembly line of their work and lost personal touch. The other competitor didn't seem to know our neighborhood as well as Eric and our small place didn't seem like it was going to be a priority. Eric and his team were the perfect match, they had pertinent experience and were always accessible. In August of 2016, we found the perfect fixer upper that we had searched a year for. Again, Bailey and Eric were strong in negotiations and helped us get a great deal. Eric was even available months later when an unforeseeable tax issue came up.
