I've taken way too long to write this review. I guess after buying a house, the last thing on your mind is writing about the process. I had a tricky home buying experience but Bailey did everything in her power to get me through it. I'm not sure if Eric paired her up with me because I was younger, not in the upper crust of home buyers, or because my area, but Bailey ended up being perfect for me. We meshed well on a personal level and that's really what you need in a realtor. She inderstood what I wanted, helped me when I found something I wanted to check out, and babies me through the paperwork. I'd definitely recommend these guys and Bailey in particular.
This review is for Bailey Moran. I reached out to several real estate companies when I was considering buying a house in Austin. Bailey was the one that responded to my email to Bramlett Residential and from the get-go she was awesome: warm, attentive and helpful. The response was very different from the generic replies I got from other RE companies. My husband and I are from out of town so all of the initial search was done online. Bailey asked questions to try and tailor the search to what we were looking for and helped us narrow down some areas/neighborhoods to focus on. When we finally got to visit Austin for an exploratory trip, Bailey drove us all around town while giving us an introduction and the low-down of each neighborhood. We viewed a couple houses, and through this entire process she pointed out details we would have normally missed (e.g. how to tell if the foundation was recently redone) and information that only locals would know. She was super patient with us, and her local knowledge and insight is invaluable. On top of that, she is just super sweet and fun to hang out with. We hands down recommend Bailey and Bramlett Residential!
Just closed on a condo with Bailey at Bramlett Residential. The process was extremely smooth and simple, Bailey answered all my questions and was easy to work with. She also suggested a lender that worked great for what I needed. Everyone was very approachable and I'm very pleased with the home!

Buying a home is a stressful challenge and even more so when you are a first time home buyer. I reached out to Bramlett Residential to help and guide me through the process and thank God did. I worked with Bailey for the purchase of my home. She is capable, knowledgeable and amazingly responsive; from the day we started the search to the day of closing. Not only that I had answers to all my questions, I had them in a timely manner. The cherry is top is her willingness to share her contacts (vendors and contractors) that I would possibly need. With Bailey, I knew throughout the process that she had my best interest at heart. It is now clear to me why Bramlett residential is the number one rated real estate agency in the Austin Area. Moving is ridiculously stressful! But, moving 2,200 miles across the country in the middle of a pandemic really adds a whole other level of stress. From the beginning Bailey was incredible to work with. Answered all my questions in depth over email and phone. Once I was able to fly out to Austin she had all the houses lined up. She picked us up and drove us all over Lakeway! God Bless her! In a very short weekend we found my dream home. She was flexible to meet my family's needs, listened to all my wants and concerns. I honestly couldn't ask for a better relator! And even after closing still she's working for me and helping find a landscaper, navigating new home drama and really helping get us settled here in Austin! The transaction of this home purchase was a smooth a process as could be with a global virus. She worked closely with our good friends who were already down here to do our walk through. She was readily available for questions and offered to FaceTime for a more personal experience during closing. Next time we buy a house I pray the world isn't trying to implode! Working with Bailey Moran was by far one of the highlights of our home buying experience. As first time home buyers, my fiancé and I knew that we needed a fantastic realtor who would help guide us through this journey, and we certainly hit the jackpot with Bailey. From our first intro phone call, Bailey put us at ease by answering all of our (many) questions, while also providing her expertise and giving us insight into what makes for a successful purchase in the highly competitive Austin housing market. Bailey was incredibly knowledgable about the areas we were interested in, and was always flexible with our schedules to ensure we were able to visit homes as soon as they hit the market. She was honest in her feedback when visiting homes, and at no point did I feel like I was being "sold" to (something that we had experienced previously with other realtors). When it came time to putting in an offer, Bailey went above and beyond to secure us our dream starter home, professionally managing all communications with a not-so-easy to deal with seller. She was responsive through all forms of communication (phone, text, email) and went with us to every appointment related to the purchase, including a last minute walk through, before closing, to ensure all agreed on updates had been taken care of. We were given Bailey's information through a family member utilizing her services, who was also referred to her by someone who had a positive experience with her. If that doesn't speak to how great working with Bailey is, I don't know what does! Bailey Moran was our realtor for our home search. As first time homeowners, we felt overwhelmed at the start, but what we loved about Bailey is that she provided plenty of guidance and support without ever making us feel pressured or pushing us in one direction or another. At the outset, Bailey told us what to expect--giving us an overview of the whole process, her role, who else she'd bring in, and what we would need to do at any given stage. During the search, Bailey was always flexible and available for home viewings. She endured barrages of text messages from this anxiety-ridden homebuyer, and always responded kindly, patiently, and helpfully. Bailey provided guidance to us from which neighborhoods to focus on to what vendors we could use for some repairs we needed (all of whom were fantastic, by the way!). When there was an issue with the house that required repairs prior to closing, Bailey went by the house almost daily, and texted, called, and emailed with updates and pictures. In the end, the whole process felt much more effortless than I had expected, and we are so happy with our new home. If you want a genuine, empathetic, funny, and helpful realtor, Bailey's your lady. We feel so lucky to have found and worked with Bailey, and can't recommend her enough!
Just purchased my second home using Eric. Once again, he was extremely knowledgeable and I couldn't image anyone helping me more than he was able to. I'm an investor and he is as well so he really helps with all the info.
I've worked with the Bramlett Real Estate firm three times -- once in ~2014 prior to a cross-country move. Bailey on their team helped to find a rental house that was perfect and had it all ready when I got to Austin. A couple years later I was ready to buy in Austin and reached out to Bailey again, who worked with me for a couple months until I found the perfect house -- it was a dream and the process was made super smooth by her professionalism and experience in the CATX market. Fast forward to 2019, and due to work and life obligations I've moved to the West Coast -- and I leaned on Bailey and her team (many people worked on it) to sell my house. They did the whole thing remotely while I was already on the West Coast, helped to clean and stage my house, took awesome photographs and prepared perfect documentation on the house -- and in the first week after putting the house on the market we had 2 offers and one over asking. Then the process was super smooth through closing, with their team using a task management system to help me stay on top of documentation and all my tasks and deadlines. Not once was I stressed about missing a deadline because I knew her team would follow up and had it all as ready as it could be for me. They just rocked it. Whether you're renting, buying, selling I'm 10000% confident in the Bramelett Residential team and as they say in some industries -- you don't have to trust me or this one review - trust their documented processes and history of success. I just had a fantastic experience selling my house. Bailey Moran was my agent and she was just WONDERFUL. I think it's easy for a professional to be wonderful when everything goes as planned but it is far more telling how excellent they are when things go wrong. First of all, I am a first time home seller and was completely unfamiliar with the process. Bailey did much more than answering my questions, because I didn't even know what questions to ask. She provided such thorough information in our initial consult I felt like I had an excellent grasp on the process. She provided a stager...free of charge!...who came out and gave me a complete plan on what to do to prepare my house for showings. I followed their suggestions and the offers I got on my home were staggering...so much more than I had hoped. Here's where things went wrong and Bailey really showed what a fantastic agent does. My home went under contract right when we had a huge winter storm here in Texas. I'm a nurse and I ended up being stuck at my hospital four days straight. When I was finally able to get back home I found my pipes had burst and the house was flooded. I really couldn't imagine a worse thing to have happened. The floors, baseboards and all the doors had to be torn out. There were over 30,000 claims in Austin alone, so there was a huge wait for plumbers, contractors etc...and I was supposed to be closing in two weeks! Bailey worked magic with the buyers, their realtor and even the mitigation team that dried and repaired my house... she got them to create new contracts to transfer warranties to the new buyers, she checked in with me regularly to make sure *I* was doing okay, because she knew how stressed I was. She was so reassuring and...she just handled everything. She got the closing postponed and when I finally got the repairs completed the closing went off without a hitch. She made what should have been an incredibly stressful experience SOOOO much better! I feel incredibly lucky she was my agent. And did I mention the actual sales process was so easy and she got FAR FAR more for my house than I would have ever expected? I did, but it's worth repeating. My house was only on the market for one weekend. She is simply the best.
First time seller here. I am currently overseas and due to Covid restrictions I was unable to be in the states. I was uncomfortable on the subject of selling my 1st home. I found Bailey Moran online and sent an email. Once she and I spoke on the phone I felt a lot better and I believed I was in good hands. The whole experience was so streamlined and there was no headaches. I still can't believe my home was sold so fast with such little work on my behalf. Eric worked with my girlfriend and I to purchase our first home in Austin, TX in March 2014. We found Eric based on his outstanding online reviews and after being less than satisfied with our first realtor. After speaking with Eric via phone and seeing the quality and detail of follow-up he provided, we knew he was the Realtor for us. We were first time homebuyers, trying to find the perfect home in a terrible buyer's market (very high demand and very low inventory). From day 1, Eric listened to what we wanted, explained to us what we could reasonably expect and why, was very patient as we narrowed down what we wanted and went out of his way to help us find the perfect home. Eric or his assistant Bailey were always available to show us homes within 1 day of us requesting to see a home (often same-day!) which was necessary due to the current Austin market where most of the homes we were interested in were being listed and sold within 1-3 days. Because this was our first home and represented such a huge purchase for us, we were very picky and Eric and Bailey showed us a lot of homes before we found the perfect one. Eric helped us successfully navigate through (and avoid) a number of over-priced homes and other bad situations that we would have likely fallen victim to without Eric's guidance. Eric was all that we could have asked for in a Realtor and a whole lot more. He was always eager and able to educate us on topics from expected home appraisal values to financing options/lenders to quality contractors and advice on structuring our offers to be competitive in multiple-offer situations and through the entire process, never once made us feel rushed or pressured us to make a decision. He constantly reminded us that despite all of the metrics, we ultimately had to buy a home that 'felt right' to us. We will definitely be using Eric and Bramlett Realty to prepare and sell our town-home and while we have already successfully referred some of our friends to Eric, we will certainly refer additional friends to Eric over the coming months and years.
