Today's real estate market has remarkably changed. You now have to compete against not only higher prices, limited inventory but also multiple bids. Craig McGuire was excellent in his approach to what is available, how to negotiate and offer the most attractive contract in a bidding war and also making sure that he is available to show when something does come on the market. I got out-bidded three times but in the end it was definitely worth it for finding the best home and more room for your buck.
I would definitely encourage anyone looking for a home, condo or lot to reach out to Craig for the best advice and strategy for buying that home.
This is my fourth...yes, my fourth real estate transaction with Tara McGuire! I've used Tara to buy and sell our family home, and then again for investment properties. Buying and/or selling a home today in Austin, TX can be very overwhelming, as this city is in such high demand and the desire for homes are outweighing the supply. Tara has been in Austin and in the real estate industry for over 20 years, so she is not only a top agent in Austin, she's a local! There was never a question I had to ask because it was already answered. She simplified every complication, minimized every major detail and ensured that every base was covered. One of her greatest qualities is that she is far more than just an agent to her clients. She's honest and goes above and beyond her role as a sales representative to ensure her clients are making sound decisions. She truly gets to know her clients and works tirelessly to find the perfect fit for their family. Client's that work with her don't just thank her and move on; they continue to have a longstanding relationship that includes forever having her in your corner for advice on any and everything Austin. She's the definition of your superhero! Buying or selling is such an emotionally fragile time and Tara will hold your hand through it all. She will be your suit of armor and go to bat for you all through the county. Tara will continue working with you until you have exactly what you desire, while honestly telling you what you can and cannot afford, should do, shouldn't do, need to do, etc. Home buying and selling is a stressful but exciting time and can make some people (like me) turn into a crazy person, but Tara will keep you calm and positive. Most importantly, she always works her magic and somehow, someway, she makes every part of the entire transaction perfect and you end up with way more than you wanted!
Tara is a wonderful realtor. I had a historic multi-family Clarksville home in downtown Austin. I had a bad first experiance with another realtor and agency. I contacted Bramlett Realtors after terminating that contract and reached Tara. I explained to her that the property I was wanting to sell was a historic one of a kind downtown property. Although the property had an amazing location and alot of historic charm and some beautiful artistc upgrades, it was going to be hard to sell. It was a complicated one of a kind property, that required more atttention then other sales. Tara did a great job. She secured banks that were able to finance our one of a kind multi-family sale if neccessary. Tara stuck by me after three contracts fell through. We ended up securing an all cash contract and closed in ten days. I was very lucky to find Tara. She did a great job representing me, and I felt like she had my back during entire time of representation. I highly recomend Tara and Braumlet Realtors for someone looking for a sellers representation realtor.
This is my second transaction working with Tara McGuire of Bramlett Realty, and she has been a consistent pillar of guidance for us during a crazy market in the Austin area. Our first was moving from out of state pre-Covid and then once we settled in and we decided to make a second move, in an even more challenging market during the pandemic, Tara was there as our community expert with whatever we needed. It is often so much more than buying a house, (which she is an expert at) but is able to refer any number of resources to help get things fixed and/or serviced- even has the best local jaunts to recommend as newbies to area. I have known Tara McGuire for years and just recently had the opportunity to work with her on the listing/sale of an investment property. I researched the Texas Association of Realtors website looking for a realtor to handle an estate sale. After reading reviews of Tara McGuire, I was very impressed. I contacted her and learned her first house sale was in the neighborhood where my parent's home was located. Tara has a fantastic team in place to assist her with the listings. She met with me at the house and waited patiently until I was provided the necessary paperwork to list the house. During this whole time, she kept in touch, kept me updated on the housing market, and was very supportive. Her team supports her requesting pertinent information regarding the house in order to provide the most information to potential buyers. We listed on a Thursday morning, had three offers by noon, and when the listing closed on Monday had eleven offers with all but two being full cash offers. Tara worked diligently to ensure this sale went through as smoothly as it could. I will definitely use her again should I need to sell a house. I highly recommend Tara.

Her advice at every step of the way was incredibly helpful and made a stressful time planning a cross-country move much easier. Staging, photos, etc. went really smoothly and their timeline was excellent. It did take us around 2.5 months for an offer, but there was a lot of competition in our neighborhood with similar condos and townhouses on the market. We were getting updates each week about how to move forward, when to lower the price, etc. Tara was really communicative throughout the summer when it was on the market and was super helpful responding to any of our questions or concerns.

When I reached out to Bramlett via the online contact tool, I had already spoken with several realtors in the Austin area. My inquiries were met with lackluster responses, likely because my husband and I didn't plan to purchase for several months. But when I contacted Bramlett Residential at 10pm on a weeknight, Tara called me first thing the next morning. She encouraged us to visit Austin soon, since we are relocating from Dallas, to get an idea of the neighborhoods and market.
During this exploratory trip, we felt no pressure to buy ahead of our schedule. She gave us a great overview of central Austin neighborhoods and helped us narrow down the best areas for us.
As we watched desirable properties sell in 1-2 days in our ideal neighborhood, my husband and I decided to offer on properties earlier than we planned. Tara helped us construct desirable offers that won the deal two-out-of-three times in multiple offer situations.
We offered and were accepted on a property that we expected to have some foundation problems. Tara arranged for multiple foundation repair experts to evaluate the property before the inspection and send estimates. When it turned out that the foundation was very severely damaged, we were able to walk away before the inspection, saving us the additional expense. I never felt pressured to continue with a purchase that turned out to require more than I felt comfortable taking on; in fact, Tara made sure that I knew exactly how much of a project it would be.
We are now under contract for our second property, past the option period, and closing is right around the corner. We are very pleased that we are ending up in our ideal neighborhood and in a house we love.
