I worked with Eric and his team to sell my house. They went above and beyond what was expected, to the point of finding an online notary to do an international notarization less than 48 hours before closing. I can't say thank you enough to all of them!
We previously used Eric in purchasing our house, but most recently we used his property management services for a rental property. We worked with Bailey who was extremely knowledgeable, friendly and attentive. She worked hard to get our house listed fast and accurately. The photos she took of the house displayed it's best features and ultimately got our house rented quickly. She made it a seamless process for us as first time landlords. I was lucky enough to have been referred to Eric as the right person to handle the sale of my mother's home. Both Eric and his team were wonderful to work with for a variety of reasons. He has a deep understanding of Austin's real estate market and has a team that work efficiently to support the many areas that need to be attended to in the course of selling a home quickly and for top dollar. As someone who has handled a few real estate transactions but would never be considered an expert, the expertise and efficiency were deeply appreciated. I had manageable tasks and goals that meant that the sale would go smoothly. I like that. What I LOVED was that I always felt like I had a friend on my side. That Eric was going to hear my concerns or questions and treat me with respect and then offer me sage advice. He is just a nice person too. You know, very real and kind. Honestly, for me this is hands down the best real estate agency in the country. I've done 17 personal real estate transactions in many locations across many states and this team is the best by a mile and sets the bar very high. I've worked with Eric and Bailey and they both are a joy to work with, responsive, know this market inside out, never push, never encourage you to pay a higher price than necessary, and they get the job done. Plus they're just super nice people. If only all realtors were half this good.
Eric Bramlett is not like any other realtor I've worked with. Aside from him doing the job of what you expect a realtor to do, he helps his clients to realistically set goals for their home seller experience that is specific to their individual needs. My personal experience having Eric as my realtor was extremely positive and exceeded my expectations. He's patient, smart and incredibly savvy about the market. He answered my questions in a timely manner, and was supportive around issues I had no control over such as agents scheduling a showing and not cancelling if they weren't able to make it, and providing me with a referral to a good lawyer to help me deal with a contractor problem. My situation was not the norm since I was doing a lease back on the property I was selling. I was somewhat anxious about preparing my place in advance for showings. Eric made himself available to offer grounding advice. The icing on the cake was that my place sold at the listing price. He has a highly professional and talented team to assist him. I'm incredibly grateful to Eric on many fronts.
Last week I closed on the purchase of my home in Northwest Hills. This is the Fourth time I have used Bramlett Real Estate, First time using Kasey Gilliam- and could not have been happier. Kasey has been one of the best agents to work with.
As this purchase was made through the COVID period, and inventory slowly coming to market, Kasey was especially wonderful and patient with the search.
Kasey's intimate knowledge of the Northwest Hills area was extremely helpful as we were able learn about properties early, develop strategies and plan accordingly. She focused on me as a customer and was very honest many times when she thought something was not a great deal, and would listen to my concerns about each property.
After months and months of looking - we finally found a perfect fit and she guided us through the closing and got us a great deal. She found us the best surveyors, financing, inspectors and anyone else we needed to get us the best deal.

I have been calling firms randomly to see how quick they would respond. Linda picked up the phone and right away she did the research on the property that I was interested in. The property was complicated, It was TOD zoned property which was new for everyone. But we wanted to know if this place can be turned into a commercial property and after she and I researched together I can do what I wanted to do with that property. I was impressed that the agent would go this far to research with me for this small of a property.
First we didn't offer high enough to get the place but AMAZING LINDA kept in touch with the seller's agent and kept us updated. When the other party's deal fell through we were the first to make an offer. we offered what she had recommended and got the place. Seriously If it wasn't for her proactiveness I doubt that we would have gotten this place.

Eric Bramlett is an incredible broker. I purchased a vacation home from him in 2012. It was very important to me to be as close to downtown as possible, but I didn't want a condo. I didn't know it at the time, but central Austin neighborhoods are very different, in a very short space. You can go a mile or two in any direction, and the prices & neighborhood feel change dramatically. Eric is well versed in central Austin and helped me learn the neighborhoods and understand the pros and cons of what I could afford in each neighborhood. After we found the right house, he was integral in the smooth transaction. I'm now the proud owner of an awesome bungalow in east Austin and it's truly my home away from home.
Eric and Bailey are amazingly helpful! We both sold our condo and bought our new home through EBRRE.
First, Eric made sure we received all the help and information on how to best present our condo before putting it on the market. Ours was a difficult sell, as it was in a high-priced market and only a one bedroom. He kept us in the loop about potential buyers' opinions after viewing the property, and we were able to make adjustments quickly. The pictures of our condo made us wonder why we were selling in the first place.
Even when we hit a snag with a loopy "potential buyer", he worked quickly and professionally to disengage and get my house back on the hot list.
It only took a couple of months and we had a buyer and received just a little below asking and above our final goal.
Second, we had a very specific "forever home" in mind that was really what we thought would be a pipe dream.
He sent me homes that fit the bill on a very regular basis and immediately sent me homes that came almost exactly to what we wanted. Bailey would make sure I could see the house as soon as possible (to fit my schedule) and at times we would be in the house within the hour. The market is tight and we actually had several homes bought out from under us within hours, but they did an amazing job of keeping us focused on "the perfect home."
When we found "the one" it was on a Friday afternoon in which Eric was out of town for the day and Bailey had the afternoon off. Not only did she make arrangements to see the home immediately (30 minutes!!), she met me and helped keep me grounded to make sure this truly was it. We actually found a home with all the weird quirks we wanted and would never have dreamed to find something like this in the neighborhood we hoped at the price we could afford (they never pushed us or introduced homes "just a little over" as most agents we have found do).
EBRRE made sure we got our bid in in such a way as to entice the buyer without going into a bidding war (there were other offers). We were in contract within just a couple of weeks and had the home by the end of the month.
They also escorted us through the legal release and purchase and made sure our new home would be everything we hoped.
I couldn't be happier with EBRRE and the wonderful people who made my forever home happen so smoothly.
