Relocating to Austin can be daunting, especially with not knowing the landscape and areas most in tune with our needs. Craig met with us virtually several weeks before our first trip to Austin. His efforts to get to know us and to define initial search criteria was a welcome experience. We were able to critique many homes before arrival, which allowed Craig to zero-in to our unique needs. Wow! Craig produced home showing plans that were outstanding. He spent at least three days showing homes and was extremely attentive. We decided on a home that is perfect for us and through Craig's knowledge of the competitive market, guided us into an offer that was accepted first off. Craig McGuire went above and beyond for us when we started looking for our first home last December. Craig was very flexible with our schedules and was able to meet up with us when we needed him. We signed our contract with KB homes in January. Even though our house didn't break ground until June, Craig checked in with us to see if we had any questions. Communication was phenomenal. My husband and I highly recommend working with Craig McGuire at Bramlett Residential. We were lucky enough to find Craig to help with the purchase of our first home and he was fantastic to work with. The Austin market was really tough but Craig was there every step of the way. He made sure we were able to get in and see every house we liked at a time that worked well for our schedules. My wife and I, somewhat on a whim, decided to start looking into options of building a home out of state, and the Austin area is where we ended up honing our search.
A Yelp search for Austin realtors brought up highly rated Bramlett Residential, and a handful of other highly rated real estate firms that I ended up reaching out to so that we could recruit a realtor to teach us a bit more about the Austin area, and to help us figure out where around Austin we wanted to narrow our search.
Craig McGuire from Bramlett was the first to reach out to me - within 30 mins of submitting my online inquiry, Craig reached out to me via phone to introduce himself and to gather some information about what it was my wife and I were looking for. From there, the rest is history.
The most nerve wracking aspect of this process was the fact that we were out of state buyers looking to build a home in an area that my wife and I were not familiar with. On top of that, once we settled on a location, my wife & I would rarely be present during the build process.
We cannot thank Craig enough for the all of his help and insight he provided us throughout the nearly 9 months of working with us. Craig made the entire process easy, and left us with much less stress than we had anticipated we'd be faced with.
Craig was always willing to text, talk via phone, conduct FaceTime sessions, etc. so that we had the information we needed, to answer our questions, to walk us through the home as the build progressed, and to act as someone that gave us general guidance at any point in the process.

The transaction went very smooth. Craig was very knowledgable and helpful every step of the way. This was our first time buying new construction and Craig was very helpful in navigating the ways it differs from buying an existing home. Honestly, Craig went above and beyond. We were out of state buyers so Craig was literally our eyes and ears on the ground. He especially went above and beyond after the ice storm. On the day he got back in town (after being strand out of town himself due to the storm), he went over to our house to inspect it for any damage related to the storm that would have delayed our closing which was 2 weeks away.
I was initially quite leery of entering the crazy Austin Real Estate market. I’d heard horror stories about bidding wars with over 30 offers, having to pay $100,000 over asking price, and houses not appraising for the contract price. When I first spoke with Craig McGuire of Bramlett Residential Real Estate, he was realistic about the current market, but optimistic that he would find me a place that I would love and would feel comfortable with the purchasing process. Early on, I found a couple of homes that I was tempted to submit an offer for. Craig was thorough in his research of the homes and comps and was able to steer me away from a house that was not going to appraise and another that had potential to be a messy situation all around. When I finally found “the one” Craig went above and beyond to help me put together a strong offer that I could feel comfortable with. He made himself available whenever I need to talk out the situation and alleviate any of my concerns. Ultimately, I was able to have a quick closing on a house that I love with a purchasing situation that was definitely not the nightmare that I had feared.
