From our very first conversation, Linda Baddour established her credibility in the Austin market. Great insights from day one really helped us build comfort towards eventually making a decision in a very challenging environment. Linda always made herself available, promptly replied to all of our questions with pointed and useful advice (and we threw some quite difficult inquiries her way), and never pressured us into making moves at any point in the process. Even while we were early stage and apprehensive to explore buying further, when we did find a property we wanted to look at or had questions come up, Linda treated us with the same respect and devoted just as much time as if we were imminent buyers. After initial contracts were signed, she walked us through every step of the process each week, resulting in an early close. I was continually surprised at how smooth everything felt despite hearing about other friends/families challenges in that time window. Part of this brings me to yet another point, which relates to Linda's connections in the marketplace. The lender we ultimately arrived upon was critical to the early close and have been great to work with so far - one of many excellent resources we tapped via Linda.

My fiancé and I decided to start looking for our first home earlier this year and worked with Linda Baddour at Bramlett Real Estate. We were both familiar with how crazy the market had been and were discouraged when we learned that most houses that we would have wanted in the Austin area were getting offers $100k over asking and waiving appraisals. Although it was intimidating, Linda kept us informed of any changes or possibilities every single morning and ensured us that she would find something for us. We definitely kept her on her toes by changing the locations/property type/price range we wanted to look at several times! I told her that the school system important to me and she sent over rankings and stats at every area we were looking at. Linda never failed us at any point and rolled with the punches, while also keeping an eye out for our previous interests. She even went as far as to take time out of her day to show us a house on Easter! She eventually found us a VERY rare gem that happened to go on the market and when we decided to go forward, she acted swiftly and quickly and WE GOT IT! We only spent a little over one week working with her and she was able to get us under contract in that time. As a first time homebuyer, I was expecting this to be an incredibly arduous process, but Linda made it easier than I could have ever imagined. I would 10/10 recommend Linda Baddour and will definitely be working with her for any real estate needs going forward! Being new to Austin and a first time homebuyer, I was pretty apprehensive about the process but Linda walked me through every step and was so patient with all my questions and concerns. I was most interested in a new construction home and Linda was very knowledgeable of all the builders in the area and referred me to a great inspector once it came time- she is definitely well connected in the area! When deciding to sell our house, I contacted Linda as she was a friend of mine and a realtor. Even if I hadn't known her personally, I couldn't have chosen a better agent to handle our home sale from start to finish! In our first phone conversation, she outlined this unfamiliar process and walked us through next steps to prepare our house for sale. We met her at the house to walk through it together, and she detailed action items for us to handle in preparing the house. Her careful eye for detail helped us see things we had not noticed, and she went out of her way to arrange for some things to be done that we didn't have time to do ourselves, even hiring these contractors at her own expense (mulch and power washing, complete staging of the home to add visual appeal). Always responsive and quick to answer our questions, Linda informed us of all documents we needed to prepare for the sale; everything was easy to review and sign digitally. She is also a certified CPA and advised us on best practices relating to tax and finance. As our liaison between the title company, potential buyer's agents, and others, we fully trusted Linda to handle every detail with care. Bramlett Residential consistently studies trends in the housing market, and Linda helped us settle on an asking price that would bring in the most buyers while selling quickly in a competitive market. When our house went "live", she posted signs, hosted open houses, and advertised our property on realtors' social media to bring the most viewers. At the close of the sale, Linda went over all offers with us in detail, helping us understand the pros and cons of each so that we could make an informed decision. She coordinated with the buyer's agent to handle everything, including negotiations from the inspection. Linda went above and beyond, even readying a backup offer if the first one fell through for any reason (thus preventing the house from going back on the market and being viewed as less desirable). I have purchased and sold several homes with various real estate agents but my experience recently with Linda Baddour has been the best so far – beginning, middle, end, and beyond! My situation was complicated as I was navigating an out-of-state sale -- with untimely repairs needed -- to complete a 1031 Exchange into Texas. Linda’s awareness of the process and her relationships with the builder/seller kept everything moving; even when we thought the deal may not happen. Her composed demeanor was greatly appreciated when I felt so many things were out of control. She buffered me from “the noise” of the transaction by managing communications with the seller and escrow/title companies so I didn’t feel even more overwhelmed. She was always very responsive, even late into the evening. Linda’s CPA background was critical and appreciated as she also helped me make informed financial decisions. I greatly respected her input and don’t have any regrets on any decisions I made based on her feedback. After I closed, she even offered to advertise my new investment to get it occupied as soon as possible.
