Eric sold our house in Austin this year and was a very big help. The property had been a rental for a few years so he helped us get contractors in to change out the floors, paint the house, make the yard look nice, and fix a roof leak. Eric and his team worked really efficiently and were able to get everything done in about 3 weeks. He did a great job marketing the house and helped us negotiate a good deal on the house when the market was slowing down. Eric really cares about his clients and you can tell that he has a lot of experience. I would not hesitate to work with Eric again and I think that he's a great agent for anyone in the Austin area.


Eric is the best Realtor in Austin! He is a really patient person because he has helped me look off and on for the past 3 years. I'm looking in different parts of central Austin and the market changes a lot and has changed a lot over time. Eric has sent over countless emails about price, condition, and neighborhood of every area I can think of because I've changed my mind so much. I can't thank him enough for sticking with me while I pick out my forever home. He has never pressured me or made me feel like I'm taking too long. Eric is a great guy and he'll work really hard for you.


I worked with Eric to sell my home in North Central Austin. This deal was especially challenging since the property had a difficult tenant and the whole deal was conducted remotely because I live out of state. Eric, along with the staging service and photographer, managed to get my home listed quickly - despite the tenant's best efforts - and we received multiple offers (all over asking) within two days of being on the market. We closed on time, but not without a bit of real estate drama on the way. The drama resulted from the handyman he had hired to patch an exterior hole in the siding (pesky squirrels), and much heartburn resulted from the buyers demand for a new roof. Be wary of he offers handyman services, hire your own contractor. The roof-replacement worked out in the end, but I had to file an insurance claim and provide concessions to cover the deductible. Be careful about the amendment verbiage, make sure you CYA so you don't have to sweat thinking about paying for a $17k roof out of pocket! Overall, I am pleased with Eric's services. He will get you a good price, fight for you when the buyer makes outrageous repair demands and find a solution that works for you.


Eric is an absolute jewel. I was in the process of trying to sell my home with another agent and had run into some hiccups. A friend recommended I speak to Eric. He was an invaluable resource in providing information and feedback. I can't thank him enough. Highly recommended.


I had an absolutely wonderful experience working with Bramlett Residential to find my ideal condo. In anticipation of my move to Austin, I felt nervous that I had zero familiarity with the area. Initially thinking I would buy a condo, I reached out to Eric for assistance. Eric immediately returned my phone call and over the next few weeks spent hours breaking down for my family the need-to-know details about the different areas of Austin. Further, he put me in touch with financial experts who explained my mortgage/ financing options. When I told Eric I was better suited to instead lease a condo during my 2-year stay, he promptly connected me with his colleague Bailey Bowden who, too, was a pleasure to work with. Bailey was extremely flexible to accommodate my busy schedule, and she showed many great properties that I would have never found on my own. After I found the condo of my dreams and signed a lease, Bramlett Residential did not fall of the map. Instead, Eric and Bailey followed up to help me sort out the remaining details with my landlord's broker and also ensure my overall satisfaction with my lease. We found Eric through Yelp after an exhaustive search for a property management company in Austin. After speaking to a few different companies we decided to go with Eric and his team. From the outset we felt very comfortable with Eric - he was very responsive, knowledgeable and patient with us. Within a few days of contacting him we had a full analysis of our properties, work needed to be done, and listing examples. Once we signed on with him we felt very relieved that we had an experienced and very approachable team on our side. Since then we have purchased additional property through Eric. The buying experience met our expectations. He had properties lined up based on our criteria and helped us make informed decisions. Eric and his team go the extra distance. There was a property on the market and we could not visit it. Eric offered to make a short video tour and sent it to us. BTW we had previously interviewed many other realtors and Eric was hands down one of the best.


When our friends heard that we were planning to buy a house, they warned us that it was a long, arduous process. With Eric, the process was the exact opposite. With his help we were able to find a great house in much less time than we expected. Eric gave us solid advice throughout the process and helped us get a good deal. Everything went very smoothly and we're excited to move in to our new home! It was our first time buying a house, and we had lots of questions. Eric was very patient, informative, and friendly. He was never hard to get a hold of, and responded very quickly to our messages. He has a lot of experience with the Austin housing market and suggested several neighborhoods that we hadn't been considering. He gave us good advice about renovation possibilities and talked us through which houses we could improve the resale value of.


My husband and I were moving back to Austin from Seattle and contacted Eric after reading his numerous Yelp reviews and experiencing slow communications with the realtor we originally intended to use. We made the right decision to work with Eric! He listened intently to our requirements over the phone and quickly had a list of houses that actually met our criteria. We worked with him to plan a last-minute 4 day trip to Austin, where he and Bailey spent 4 days taking us through over 35 houses before we had to fly back to Seattle. He and Bailey were both super-responsive to all our emails/texts/phone calls before, during, and after our 4 day trip. Both Eric and Bailey were relaxed, helpful, and candid throughout the process. Eric is super-knowledgable about the neighborhoods we were considering, which really helped us better understand what to expect with each home we saw. Eric allowed us to walk through each home at our own pace, hanging back to answer questions if we had them, but letting us experience the home for ourselves. He was upfront about potential issues in any home we looked at, rather than blindly encouraging us to just purchase a home already. By the time we flew home from our trip, Eric had prepared our offer and sent everything we needed over to us to sign. He helped us through the process and recommended an excellent lender who was able to offer us great rates and patiently listen to all of our first-time home buyer questions. When we panicked over not understanding something in the contract at the last minute when we were supposed to be signing all the papers, Eric quickly responded to our text (after hours in Austin) and called us to explain what we were confused about. Buying a home from another state is difficult, and Eric was a great realtor throughout the process. He and his team even arranged for flooring companies to access the house so we could arrange to have floors installed before our move from Seattle. Once we moved into the house, I had trouble operating the jacuzzi in the Master bath, and Eric was quick to respond. He not only re-sent the inspection report, but called me and patiently walked me through trouble-shooting the tub until I got it to work. We are very happy with our experience working with Eric and Bailey and would highly recommend them without reservation to anyone looking to purchase a home in Austin.


Eric Bramlett helped me purchase a new construction property and was able to be very effective although I work in the oil & gas industry with limited access to personal correspondence while away for work weeks at a time. I was interested in central Austin and his insight into the different neighborhoods was invaluable. There are a lot of smaller central Austin builders and Eric knew most, if not all of them. I ended up purchasing from one of the larger builders who specialize in the area and Eric already had a relationship with them, which made the process go very smoothly. Eric is very experienced and knowledgeable. I especially appreciated his no pressure approach. I never felt like he wanted to just "get a sale." I really trust his expertise and anyone would be very lucky to work with him.


Eric is a great realtor. He has done a terrific job in helping us find and buy our new home. He has a great network of contractors & inspectors that have made the buying process easy for us. Additionally, Eric understands the market dynamics really well and provides recommendation with both near and long term in mind, his insights make the decision making process very easy. He has been available and very responsive at all times when we needed him! We will absolutely work with him again and are huge advocates of his work.


I had my real estate license for many years before I let it go because it just wasn't for me. In that time, I sold plenty of houses, bought plenty of houses, and rented plenty of houses. The barrier to entry for real estate is ridiculously low, so there are LOTS of unprofessional people in the business. I've dealt with a lot of them. Eric was my broker when I had my license, so when I gave up my license, it was an easy decision to go to him when I needed help. First of all, Eric isn't a salesman in the least. He's an advisor. If he were a salesman, he would have told me to list and sell my properties when I contacted him to see what my options were like others have. However, instead of trying to talk me into doing something that would have netted him around $20,000 in commission, he told me what he would do in my situation, which was to hold onto the properties and continue renting them out. So, he chose to give me solid advice rather than try to earn a $19k higher paycheck. That says a lot about him, and that's why I trust him. Eric and his team are very organized and have systems for every process. They communicated with my current tenants and negotiated an extension (at a higher rental price) on one property and got another property leased out very quickly, after thoroughly vetting the new tenants and helping me with the move out for the old tenants. I've seen Eric in action on property sales, and he's just as organized and efficient on sale transactions. Eric is the cream of the crop. If you already have someone you like, do yourself a favor and call Eric to see how he compares. If you don't have someone in the industry that you like, you won't go wrong just calling him and going with him.


Best.Realtor.Ever. The reviews are spot on. We have had other realtors and were therefore able to quickly tell how and why Eric and his team stand out. They are super organized, efficient and very knowledgable about the hose buying/selling process. Eric had all the answers to all of our questions. At times we were SHOCKED at the PROMPTNESS of his responses. Eric is also more than willing to answer the 100+ questions that you may have and never seems annoyed. Eric was recommended to us by a friend and we would definitely like to "pay it forward" by recommending him to anyone looking for the best.


I took a job in Houston, but wasn't ready to sell my house in Austin. A friend of mine had worked with Eric for a few years and recommended me to him, so I called him. He helped me pick a good price for the property, and found a tenant in a short amount of time. I worked with he and Bailey for about 3 weeks from start to finish - getting pics, putting it on the market, running the applications, and moving the new tenants in. They were very professional from start to finish, and I'm very happy with their services. If I need help with anything in the future, buying, selling, or getting another tenant, I'll definitely call them.


Eric was a massive help throughout the entire process. I called him countless times and he was always there, or got back to me very soon after, even after we had closed.

Eric and team helped us purchase our home in Austin while we were living across the country. The 4 days we flew in (with 3 kids) to look at homes, he went above and beyond educating us on the area and showing us almost 20 different homes. Never losing patience with us...or our children! We found our home and put in an offer while waiting in the Austin airport for our flight back east! He was our eyes and ears on the ground here in Austin while we were back east, always offering to be where we could not and giving us recommendations along the way. We've had an extremely pleasant experience with Eric selling our house. His whole team is very knowledgeable but more importantly very patient and proactive. Eric himself is always reachable. From the start he provided valuable, detailed instructions on how to stage the house, and gave us recommendations throughout the negotiating process. His original estimate of the selling price was on the dot. We were able to sell our house at a satisfactory price in a short period of time even though we were out of town during the whole process. Hands down the best realtor I've worked with.


I found Eric when I was relocating from San Francisco to Austin. I knew I wanted to live really central, but I wasn't sure which neighborhood I would like the most or what I could afford, as it seems like things can vary quite a bit within a few miles. We looked north and south of the river and explored different neighborhoods on our search - Eric was very patient with all my questions about each - and I decided on buying in Travis Heights, which I absolutely love living in, the definite right choice. Unfortunately it was a tight seller's market (still is Austin), but Eric led the way and helped me get the house I wanted without any issue. I didn't ever feel pressured and he wasn't "salesy", thank goodness... he's been a great resource to me afterwards too with vendor recommendations.


We moved to Austin from LA and wanted to purchase as soon as possible. After interviewing 4 realtors over the phone, we knew we'd be in good hands with Eric. He asked all the right questions and was realistic with what we could expect with our budget and wishlist. A bonus, Eric also has a ton of experience in remodeling homes and is an investor himself. This was really helpful as we not only wanted to explore home options but investment opportunities as well. Almost a year after house hunting with him and his team, we finally closed on a house last weekend and couldn't be more thrilled. We saw dozens of homes and took our time, but Eric was always patient and persisted through with us. Eric genuinely wants his clients to maximize the potential of their home. He's full of ideas for renovations, layout, vendor recommendations and even details such as what light bulbs shine the best! Not to mention, he's just a really cool guy. House hunting can get draining but it helps when your agent is down to earth and can crack a joke or two :) I would say the 3 most important qualities in your realtor is that they are honest, knowledgeable and engaged. Eric and his team hit the mark on all points and we'll be using them again for any future purchases/sales.


I hired Eric because he is a straight up professional and clearly better than the three other agents I interviewed. Eric uses data. He has a project plan. He works with good people. Every contact was professional and a pleasure and NEVER a waste of time. If you expect people to do their jobs well, you won't be disappointed.
