We were planning to relocate to Austin Texas this summer and started our search for a good realtor last year as my husband planned to fly out and just check out Austin and some neighborhoods. As there are many realtors with stellar reviews it was hard to chose and actually just because it's 5 stars yelp review sometimes you don't get 5 star customer service when they get busy. Actually I had to look for a new realtor this spring as our other realtor never really got back with us when we tried to email or call him.
Nevertheless when I contacted Eric over yelp he responded to me within an hour and connected me with Meredith who is a relocation specialist. She was amazing!! Really listened to all our wish list items and set us up with a great selection of homes in great neighborhoods. Unfortunately due to family emergency she was not able to meet up with us when it was time for my husband to fly out to Austin and check those homes or but she connected us with Vicki. This was the smoothest transition ever within a team. Vicki was updated about our situation, she knew exactly what kind of homes were looking for. She even picked my husband up from his hotel and showed him all the homes within a day.
We found a dream home and during the entire process of paper work, talking to the seller, lender, home inspection. Vicki was there for us. She responds to our emails/texts/calls immediately. We feel very well taken care of considering we are purchasing a home in Austin while we are still in California.
If you are thinking to relocate to Austin, Texas and need a realtor team who will take care of you all the way through closing and all the way until you step your foot into your new home, this is definitely your real estate team!
I reached out to Eric because of his strong reviews on Yelp and he did not disappoint. He helped me purchase a house in the campus area for my son to live in while he attended school at the University of Texas. Eric has an extremely strong understanding of the central Austin market. As an out-of-towner, the price differences within a few blocks were perplexing. Eric explained to me not only what the price differences were, but also why they were priced that way. Eric is intelligent, patient, and never condescending.
Equally impressive is Eric's understanding of construction and what to expect in an older property. The property we purchased is on pier & beam construction and was built in the 1940s. Eric helped us avoid potential pitfalls (cast iron plumbing,) and explained what to expect in central Texas pier & beam construction (it will move over time.) He set our expectations prior to the inspection and helped us prioritize what needed repair and what could be safely "lived with."
All in all, Eric is a 5 star agent. I couldn't have asked for a better experience and couldn't recommend him any higher.
Buying a house is scary... There I said it. Buying your FIRST house can be down right mortifying, especially when in your 40's like myself.
It's important that you find the right real estate agent to help make the process less scary.
I hold personal recommendations in very high regard, especially from friends.
My good friend Joe recommended Eric Bramlett since he had helped him both buy and sell a house.
Eric took us out on our first run and then handed us off to Bailey to help us on our quest to buy our FIRST house and of all markets Austin TX which is NUTS.
I was a little apprehensive at first since Bailey was young but after our first outing she pretty much put those fears to rest.
It was more like going house hunting with a good friend who knew a lot about real estate and soon she was giving us honest input as to whether a house was going to work for us or not based on what we told her we wanted.
My wife and I looked forward to house hunting but had no idea it was going to take 6 months to find a home.
I'm glad we had Bailey as both our sherpa and friend since I really don't like shopping as is, even less when I am shopping for something as big as a house and my first house to boot.
My wife Sheri and I highly recommend that you use Bramlett REal Estate when looking for a home or if you want to sell.
They know their stuff. And if Bailey is any indication of the type of staff he hires then I'm sure his other associates are of high a caliber.
Thanks Eric and Bailey for making our new house hunting experience a great one.
Also a shout out to Max Leaman over at maxleaman.com they did a fantastic job getting us the money to buy our house. The rate was competitive but more important the customer service was on point. ~ Hector & Sheri
We found Bramlett Residential based off of reviews online for buyers agents and couldn't be happier about the way things turned out. Eric and Bailey worked with us to identify locations we'd like and made sure that they acted as trusted advisers. No question was off-limits, and every request for viewings was arranged in a timely manner.
Eric was especially helpful in outlining our options when looking at homes with work to be done, pointing out potential pitfalls that new homeowners make regarding updates\renos, especially overzealous ones who've seen a bit too much HGTV :-)
We also loved that Eric did not try to nudge us towards / away from a property or pressure us into liking a place. He's very capable of standing back and letting you see the light yourself.
When we look to move\relocate, there's no doubt in our minds as to who will be our listing agent.
I worked with Vicki Duran to buy a house in Austin. I was hoping to close on a house on a short timeline and she provided me with honest guidance throughout the whole process. She was always quick with responses be it email/text/phone, especially since i was on the west coast. I am honestly surprised by the amount of energy she has.
I was in Austin for a couple of days to look at houses during which time Vicki ensured she had dedicated hours to help me go over all the shortlisted properties. She gave me her unbiased opinion regarding the pros and cons of each property.
Her recommendations throughout the whole process were spot-on. I appreciate her patience since I had tons of questions and she had answers for almost every one of them. I cannot thank her enough for all her help. Highly recommend working with her.
I've taken way too long to write this review. I guess after buying a house, the last thing on your mind is writing about the process. I had a tricky home buying experience but Bailey did everything in her power to get me through it. I'm not sure if Eric paired her up with me because I was younger, not in the upper crust of home buyers, or because my area, but Bailey ended up being perfect for me. We meshed well on a personal level and that's really what you need in a realtor. She inderstood what I wanted, helped me when I found something I wanted to check out, and babies me through the paperwork. I'd definitely recommend these guys and Bailey in particular.
By far, I had the best experience working with Ryan Spencer. He was reliable and efficient and answered all of my questions upfront and honestly. There was no stone left unturned and no detail left for chance. The quality of service was truly unsurpasable and "home" had so much more meaning and value than it ever did before to me. I would definitely recommend!
Eric and his team helped my fiance and I purchase our new home. Everything went well from start to finish. Eric was really helpful in explaining the process and making sure that the paperwork was in order. I felt like he acted in our best interest the entire time, which is the most important thing you can look for in an agent. I would definitely work with Eric again and I think he's a great choice for anyone who needs to buy a new home. Thanks Eric!
Kasey Gilliam is an absolutely amazing realtor that we were lucky enough to find during our move to Austin. She asks great questions, taking time to really understand what we wanted. Her knowledge of all things Austin and the local market was invaluable. She drove us all over Austin looking at every house we had on our list. And since she had taken the time to really understand what we wanted, she showed us some homes that weren't on our list that we loved! When we found the one we wanted, Kasey prepared us thoroughly prior to making an offer and I'm thrilled to say that because of Kasey's advice, we were able to find the perfect place for us!
On a personal note, Kasey is delightful and super fun to be around! She gave us her honest opinions and she never once showed us a home outside of our price range. Kasey was a God-send and I can't recommend her enough! She cares about us as people-not just clients-she even sent me info on her local tennis club because I mentioned how I wanted to get back into the sport just once.
She was so amazing that we asked her to help my parents find a home when they moved to Austin one month later. She not only understood their needs as an older couple-she helped them find the perfect place and introduced my parents to her parents so that the transition would be easier on them by knowing someone in the new town. Seriously-she really did! Talk about going the extra mile...
I could go on and on about how much Kasey made our dream come true because we easily could have lost the house due to multiple bidders. Trust me - she's one in a million!
This review is for Bailey Moran.
I reached out to several real estate companies when I was considering buying a house in Austin. Bailey was the one that responded to my email to Bramlett Residential and from the get-go she was awesome: warm, attentive and helpful. The response was very different from the generic replies I got from other RE companies.
My husband and I are from out of town so all of the initial search was done online. Bailey asked questions to try and tailor the search to what we were looking for and helped us narrow down some areas/neighborhoods to focus on.
When we finally got to visit Austin for an exploratory trip, Bailey drove us all around town while giving us an introduction and the low-down of each neighborhood. We viewed a couple houses, and through this entire process she pointed out details we would have normally missed (e.g. how to tell if the foundation was recently redone) and information that only locals would know. She was super patient with us, and her local knowledge and insight is invaluable. On top of that, she is just super sweet and fun to hang out with.
We hands down recommend Bailey and Bramlett Residential!
Kasey Gilliam is not only a great agent, she is an outstanding person. I spent three days with Kasey looking at homes all over the Austin area. She drove our family around to all of our appointments allowing us plenty of time to get to know each other and discuss the properties and areas. There was never a silent moment.
Our family is considering Austin among other cities for a potential relocation. The fact that we weren't prepared to buy immediately didn't change the fact that Kasey treated us as valued clients. She put zero pressure on us, and showed us everything we wanted to see. I've since thought about what it was about Kasey that made our experience with her so pleasant. I realized that she treated us as if she were a family friend. It was as if your brother or mother's best friend happened to be in real estate and you had a genuine advocate on your side who only cared about looking out for you. That's how Kasey made us feel. That she really cared; totally comfortable, totally genuine, and very generous with her time and her life. She shared with us who she was, allowing for a such a genuine connection. She loves what she does and it shows by how easily and eagerly she shows properties.
I'm not sure that Austin will end up being the winning city in our search, but I'd sure love to do business with Kasey. She will have my business forever in Austin. Thank you Kasey.
My husband and I had the pleasure of working with Will Mackintosh late 2017-early 2018. We wanted to buy some investment property and he came highly recommend. It was the best decision we made, he is superbly knowledgeable about what areas are good for investment and more importantly guided us towards the correct price range so that the investment would make sense. He made the whole process easy and enjoyable for first time investors like us who are understandably stressed about everything. He also recommended a fantastic property management company to take care of our property. All in all, we would absolutely recommend him!
Vicki Duran is a ROCKSTAR and an angel ~ a very gifted agent! I really challenged her too...
I was purchasing my first home and relocating to Austin from Japan. Not only did I not know the city landscape, I was really unfamiliar with real estate terms and the entire process plus I'd never had a loan in my life. This was a milestone and unchartered territory for me.
Due to a heavy travel schedule, I needed to see as many properties as possible in just two days. I briefed Vicki on my lifestyle preferences and she recommended two areas of town, then sent me listings over a two week period which we shortlisted to 31 for viewing. I thought that would be totally impossible...and I think she did too but we were up for it! Having moved 55 times, I'm lucky to know what I want and could reject places in minutes of entering the properties. We just kept going until my DREAM HOME appeared. It did on day two!!!
Vicki guided me in the negotiations, helped me understand the lending process when I just didn't know what I was doing, and followed up with the process so I wouldn't miss anything. I didn't realize everything an agent has to do. Thank goodness I was blessed with such an angel! When I say the entire process went off without a hitch, that is an understatement! It was JOYFUL and the closing was effortless. I'm so grateful to Vicki for making my homeowner dream come true!
My wife and I worked with Tara McGuire to buy our first home together. We started the search back in December 2018 and took six months to find the right home. During that six month period Tara never pressured us to pick a home. Best of all she is great negotiator when it comes to the contract. We definitely recommend Tara specifically and Eric Bramlett Residential generally.
Wish there was something more than five stars!
We worked with Vicki Duran of Eric Bramlett Residential Real Estate to buy our home in Kyle, TX. I cannot recommend her highly enough. We are new Texans, and she knows the area and its neighborhoods so well, she was able to help us pick a neighborhood that is a great fit for us. We love our house! She worked with us remotely at first, keeping us up to date on what was available and answering our endless questions. Then, when it came time to actually buy our home, she was invaluable. She helped us craft a great, successful offer on a home we love, making on-point suggestions that were greatly to our benefit. She assisted in every step of buying our home, from walkthrough to settlement, and then beyond. Her newsletter keeps us up to date on all aspects of living in the Austin area. Vicki is knowledgable, responsive and proactive, and was really a superb ally for us in our homebuying experience. Our outcome would not have been nearly as great without her. I would (and do!) recommend Vicki Duran and Bramlett to ANYONE buying a home in or around Austin. When we are ready to move up/move on, I know exactly who to call!
We just moved to Georgetown from DC and a friend referred us to this agency. We worked with Vicki Duran, who helped us throughout the whole process by identifying the best options for our family size, work commutes, and wish list. We had a few hiccups right before closing and Vicki advocated for us until the final signing to ensure everything went smoothly. We absolutely recommend working with Vicki and her team.
We worked with Vicki Duran, to buy our first home. It was a pleasure to work with her. She was awesome! She was very knowledgable about the housing market and guided us all the way through the process with ease and confidence. If we ever had questions or needed anything from her, as well as during the negotiation period, she was quick in responding. My fiance and I are pleased to have worked with Vicki, and are happy to have shared this once in a lifetime experience with her.
We definitely recommend Bramlett Residential and Vicki Duran.
My husband wanted to move to Austin to have more job opportunities. We lived in oregon and I had to find a realtor in the Austin area to help us. Vicki Duran was one of the best agents I have ever worked with. She spent all day with me showing me the area, stores, and I believe we looked at over 12 houses in one day. We then took my husband by the top 3 houses. It was a late night.
She helped me make an offer on a house the following day. She helped us through the walk-through for the punch list. We had to return back to Oregon to finish packing and move.
Vicki did our final walk through for us and was also available to let the pest control company in for the initial spray. She then dropped off the keys to our new home at our hotel so we would have them when we got here.
In my opinion, Vicki went above and beyond her realtor duties. I really like her and highly recommend her.
Eric defines what a Realtor should be. So much so that I've used him twice.
I first happened upon him by chance when looking to move from Orlando, FL to Austin, TX in January, 2006. He was the listing agent for a place that I was interested in renting. After chatting with him for a bit over the phone about what I was looking for, he offered to drive me around to check out a few other places as well when I arrived in Austin. I arrived and he did so, making time for me after my new job (sometimes into the evening) without hesitation. He was able to tailor our search down to my needs so we didn't waste any time in touring. Even after the first couple contracts fell through because people beat us to it, he continued to help.
When it came time to buy a home, we called Eric up again. He spent the better part of 3 months driving my then pregnant wife around to look at our personalized list of homes, including new developments that had plans that met our needs.
Eric's service is nothing short of perfect. He focuses on and values each client's happiness with their home buying decisions. Whether you're looking for an $800/month rental, $200,000 homes, or $1,000,000 mansions, Eric will go out of his way to make sure you find the house that will become your home.
We recently move to Austin from another state and came here knowing practically nothing about the area. Eric was very knowledgable in the different suburbs available and the pros and cons of each. He helped us select a neighborhood very suitable for the needs of our family. He was professional, courteous, punctual and always made himself available for phone calls and meetings. During the sale he was extremely helpful in offering advice and dealing with the negotiations that occur between buyer and seller.
