4) What We're Working On

  • Website Roster: Shelby is wrapping up improving the website roster. The website will have teams, agents, and staff categorizations and is searchable and sortable.
  • PrintPapa.com!!! This is a 100% online EDDM vendor who we're using this month. It's considerably less expensive to send postcards through EDDM than direct mail. Please reach out to Bailey, Marelise, and me if you're interested to learn more. We're able to mail card stock, glossy 9x6" postcards for ~$0.45/postcard (includes postage).
  • The office expansion is ~90% done. We're getting the AC turned on and buying furniture.
  • Accountability group organization and improvements. We've received feedback that the accountability groups are really well liked, but that the organization and accountability measures could be improved. We've created a process that's modeled from our own Cadence of Accountability meetings that will allow everyone to continue having fun in the groups and also to record and talk about what everyone is working on.
  • Listing Coordination / Listing Process
    • KISS. The LC system works very well, but wasn't maintained well. Bailey and I are working very hard to streamline and simplify everything. Every change we're making is geared towards that.
    • We're phasing out the QR code flyer plates. These have worked well for us for years, but it's time to move on. :) We're in the process of ordering QR code riders for every listing.
    • We will stop providing lockboxes on July 1. Any listings that have company lockboxes are fine, but anything after July 1 will require an agent owned lockbox.
    • We will not provide for sale signs after July 1. We'll continue to keep some inventory for "emergencies" and agents who are new to the office (someone moves and needs to take a listing live before the sign could be delivered) but everyone needs to purchase their own signs.
    • Bailey is rewriting the LC process so that it's easier to understand. We're doing away with a lot of unnecessary tasks and we've made the document request process a lot more pleasant. The new process will categorized in a timeline fashion, which makes it easier for agents and clients to understand.
  • SOI Marketing app is in progress. We'll have the first version of it in 1-2 weeks. Our marketing team will spend a lot of time in it and transfer the spreadsheets to it.
  • We're doing a ton of under the hood work to the Client Portal. This refactoring the data into our own database so that we can perform more searches much faster. We're tracking to a new CMA + Statistics module by the end of the summer, which will work really well with our annual real estate reviews.
  • Self-Motivation. We're going into what is arguably the most difficult part of the downturn - the middle. This is when it's critical to stay motivated. It's the easiest time to lose motivation. We're all working very hard and many of us are producing less than we did in past years. The market isn't in the toilet, but it's not great. This is when it's critical for us all to focus on what works and continue to stay positive and productive. This won't be the best year of anyone's career, but it will be a turning point when many of us make our careers.

Ruth helped us to view many houses and (over months) to make multiple offers in a really, really tough market for buyers. Our low bids were our own fault! Ruth's guesses are always spot on. We finally had a bid accepted last month, and Ruth helped us re-negotiate after significant problems were discovered. Ruth has gone above and beyond for us, giving us far more time during this long search than we could reasonably have expected. She even helped us look for a rental when we'd basically given up. Her advice has always been immensely valuable and brutally honest. She is the most knowledgeable agent I've met on the Central Austin market. She also handled our stress well, and believe me, buying in Austin right now is stressful!

I worked with Jeremy Vandermause to buy my first home. Jeremy was so patient throughout the process (which I definitely dragged out as I gathered all the facts). He consistently sent me homes I was interested in and was eager to show them off, and on the odd occasions where I found one he hadn't already seen he always made himself available to walk through with me. He was very helpful in those walkthroughs pointing out home features I would have missed, or providing context on neighborhood. As a native Austinite, he definitely knows the history and cultural fabric of the city and each neighborhood. I started with close to zero knowledge of the home-buying process and Jeremy walked me through every step with clarity and patience. So excited about the home I now own! This review is about Joe Gage, their real estate agent. I'm based in Sam Francisco and was looking for investment property in Austin. I tried out three different agents based on recommendations from different sources, including Yelp. Joe clearly stands out. He's very patient and responsive. I'm not familiar with the area at all thus had a lot of questions. His email reply contains detailed information of the neighborhood, including shops nearby, schools and so on. He regularly screen houses and give recommendations once he sees a good fit for investment house offered at reasonable price. He's very knowledgeable about the area. All his recommendations comes with details around why he thinks it's a good investment and sales/rental data in the neighborhood to justify the price he thinks it's worth as well as the expected rental income. I found him to be very methodical and organized. He's not a typical sales person. Maybe this is because he used to be an accountant. Needless to say he earned our trust and we went with him to make the purchase. I was very impressed through the whole process. He's very calm and never pushy. His recommendation on the bid price was right on and he was very good at following up with various parties to push things through. The process went through very smoothly. If anyone is looking for a good real estate agent in Austin, I'd recommend Joe whole-heartedly. His professionalism and calm personality make him a real pleasure to work with.
